About Pecan Plantation

Pecan Plantation is in Granbury, in the Fort Worth & Western Metroplex region of Texas. Developer: Leonard family (original developers, per the owners association's history). Status: Currently selling. Not age-restricted; it is included for retiree-oriented amenities.

Pecan Plantation is a gated, all-age community on a peninsula of the Brazos River just below the Lake Granbury dam, in the Granbury area of Hood County. The Pecan Plantation Owners Association describes it as a unique gated community on 3,000 acres embraced by the Brazos River, and says it is 35 miles from Fort Worth. The land was a pecan farm known as Leonard Bend; the owners association's history says the Leonard family began developing it as a residential community in the late 1960s, that a country club, golf course, airport and parks opened in 1971, and that the Pecan Plantation Owners Association was formed in 1972 by the developers.

The community is retirement-relevant because of who lives there and what it offers, not because of an age rule. The Census Bureau's American Community Survey 2019-2023 estimates a population of 6,539 for the Pecan Plantation census-designated place, a median age of 63.2 years, and 3,065 residents aged 65 and over, which is 46.9 percent. Those are survey estimates for a census-designated place that spans two counties and may not match the community's boundary exactly. The community is marketed to buyers of all ages: the land-sales site says buyers range from young families to people a couple of years from retirement. The 46.9 percent figure describes who lives there; it is not an age restriction.

Which county is Pecan Plantation in? Mostly Hood County, with a small part in Johnson County. The Census Bureau's place file lists the census-designated place in both Hood and Johnson counties. The owners association's recorded-covenants index lists one section, The Ranches, as lying in Hood and Johnson counties, and its FAQ says that members who live in Hood County vote at the Pecan Activity Center while those who live in Johnson County vote at a church on Bono Road in Godley. The land-sales site describes the community as being in unincorporated Hood County, so residents are not subject to municipal city taxes, and says its school district is Granbury ISD; owners in the Johnson County section should confirm the school district and appraisal district for their own lot.

Homes are built on owner-selected lots, usually with the owner's choice of builder. The land-sales site says lots range from 0.3 acre to 0.8 acre in the Orchards and The Landings sections, with some one-acre homesites, that there is no time limit to build, and that the community's architectural rules require an 1,800-square-foot minimum and masonry exteriors of stone, stucco, brick and glass. The Landings is the airpark section. The association's governance page lists recorded covenants by section, including Orchards, Pecan Estates, Retreat Section, Fairways Condos, The Villas, Airpark, The Landings and Units 1 through 18, so rules differ by section and a buyer should read the covenants for the specific lot.

Age restrictions at Pecan Plantation

Pecan Plantation is an all-age community, not a 55-plus community. The developer's land-sales FAQ describes buyers ranging from young families to people a few years from retirement, and its materials describe no occupancy age rule. Neither the developer nor the association describes an age requirement. Section covenants are indexed on the association's governance page; read them for any lot-specific rules.

The Census Bureau's 2019-2023 housing profile estimates a median value of $386,200 for owner-occupied homes in the Pecan Plantation census-designated place, and median monthly owner costs of $2,221 for homes with a mortgage. It estimates that 96.4 percent of occupied units are owner-occupied. These are survey estimates that lag the market, and they cover resale and custom homes alike.

The land-sales site states that lots are available with pre-construction pricing but gives no dollar figures, and it says financing of up to 90 percent of the value of the lot is available through partner banks. Contact the sales office for current lot prices and check them against recent closed sales. The same site states that property taxes average around 1.33 percent at Pecan Plantation; that figure is the marketer's statement and is not an official rate, so confirm taxes with Hood Central Appraisal District for a specific lot.

HOA and fees at Pecan Plantation

Pecan Plantation has an owners association, the Pecan Plantation Owners Association, which the land-sales site calls the PPOA, with a monthly fee that the land-sales site says includes access to the clubhouse, swimming pools, tennis and pickleball courts, riverside parks and walking trails, 24-hour security, EMS and fire rescue, and trash pickup. The association describes gated entrances and regular security patrols as part of its offer. The association's public pages give no dollar amount, so ask the association for the current dues, the capital or transfer fees that apply to a purchase, and the budget.

The association's FAQ describes the rules by example. Guests are anyone not qualifying as members or dependents; a non-member pays a $3.00 guest fee per day at the Pecan Activity Center; a member in good standing can reserve the activity center's meeting room for $25 per hour; the disc golf course is free; driving range tokens are $3 each or 12 for $30; and the dog park's friends group charges $25 annually for optional membership. Speeding citations are issued by the association, and a member is responsible for a guest's unpaid citation, with an appeals process through a committee. Feeding game animals is prohibited. The association also says pools open on seasonal schedules and that the clubhouse pool closes after the summer season.

According to the land-sales site, PPOA dues include access to Pecan Plantation Country Club with daily access to 18 holes of golf and no additional green fees or food and beverage minimums, and certain premium amenities are optional add-ons that require separate fees. The association's FAQ separately says golf carts are charged a daily cart fee and monthly trail fees, and it points to a fee list rather than printing amounts. Other paid or limited services include boat slips, stable boarding, RV campground stays (1 to 14 days, or extended stays up to 30 days for members renovating or building) and overnight rooms at The Inn. Ask for the current published fee list before relying on any assumption that an amenity is included.

The land-sales site's FAQ, as fetched on October 8, 2026, says the community carries no MUD or PID taxes and that residents are not subject to municipal city taxes because the community is in unincorporated Hood County. That is the developer-side site's statement. It should be checked against an actual tax statement because Acton Municipal Utility District, a utility district created in 1982, says it provides water to all its members and sewer to parts of Pecan Plantation, and the association says its members can opt into Care Flight coverage through their Acton MUD bill. Hood Central Appraisal District's 2022 rate table listed an Acton MUD rate of 0.02 per $100 of value, while its 2023 through 2026 tables do not list that unit; whether any district levy applies to a given lot is something to confirm on the tax certificate and with the appraisal district. A utility bill from a municipal utility district is a service charge and is separate from a property-tax levy.

Hood CAD's 2026 table lists the county, Granbury ISD, the City of Granbury, and the Hood County hospital levy, among other units. Pecan Plantation owners are in unincorporated Hood County and would not owe the City of Granbury levy, but would owe the county and school levies and any other unit that includes the lot. Granbury has a hospital: Lake Granbury Medical Center, a 73-bed facility at 1310 Paluxy Road, with a freestanding emergency room at 5309 E Highway 377. The land-sales site says hospitals are located in Granbury and that anything else needed is within 40 minutes if you head up to Fort Worth, which is the marketer's estimate and not a measured drive time. The owners association's FAQ says EMS usually reaches a home in under 10 minutes depending on where it is, and that the cost of Care Flight is not included in member fees but is covered in the Acton MUD bill for those who opted for it. Ask the association how emergency response works for your lot, and confirm Medicare network coverage for any hospital you expect to use.

Airport access from Pecan Plantation

Pecan Plantation has two airstrips of its own: the community airport, listed by the association as 0TX1, and The Landings airpark, 66TE. The land-sales site describes 66TE as having a 3,100-foot by 50-foot asphalt runway, pilot-controlled lights and 100LL self-service fuel, listed as private use with permission required prior to landing, and says an owners association, the Landings Airpark Owners Association, supports it. A friend of a member may land after checking in with security. Granbury Regional Airport, owned by the City of Granbury, has a 5201-foot runway. The airline airport serving the region is DFW International Airport; this site does not publish drive times.
