Benbrook: best for, and think twice if

Best for

  • Buyers 65 or older who want city-level relief: Benbrook offers a $30,000 over-65 exemption and a senior freeze, and 17.6% of residents are 65 or older, a higher share than most Metroplex suburbs.
  • Buyers who want a large Corps of Engineers lake nearby: Benbrook Lake lists parks, camping, trails, boating, fishing and swimming, and the city runs a community center with the YMCA.
  • If you prefer owner-occupied single-family housing: 69.3% of Benbrook's units are detached homes and 68.6% of occupied units are owner-occupied in the 2019-2023 estimates.

Think twice if

  • Think twice if you want a hospital inside the city: the hospital the sources associates with Benbrook, Texas Health Harris Methodist Hospital Southwest Fort Worth, is in Fort Worth.
  • Buyers near the lake or a creek should note the floodplain rules: new structures must sit two feet above the 100-year water surface, and map revisions may not be known to lenders and insurers.
  • Think twice if you want newer construction: 22.1% of units date from the 1970s and 21.4% from the 1980s, so roof, plumbing and electrical age need inspection.

Retiring in Benbrook: overview

Benbrook is in Tarrant County, Texas, within the Fort Worth & Western Metroplex region.

Benbrook is a city in Tarrant County on the lake of the same name, and the Census Bureau's 2020 place file lists it in Tarrant County only. In the Census Bureau's 2019-2023 American Community Survey 5-year estimates it has 24,430 residents, a median age of 39.3, and 17.6% of residents (4,310 people) aged 65 or older. That is a meaningful older-adult presence, which makes Benbrook relevant to retirees even though it has no age-targeted community of its own.

What a buyer gets is a smaller city with its own tax rate, a city-published over-65 exemption and freeze, a large U.S. Army Corps of Engineers lake, and access to the hospitals of Fort Worth. For the wider area, see the Fort Worth and west Metroplex region and the neighboring city of Fort Worth, whose school district the city's tax page lists.

Cost of living in Benbrook

The 2019-2023 American Community Survey 5-year estimates give Benbrook a median household income of $82,148, a median value of owner-occupied homes of $278,200 and a median gross rent of $1,457 a month, with 68.6% of occupied housing units owner-occupied. Median monthly owner costs are $2,033 for homes with a mortgage and $754 for homes without one. Among Benbrook households, 28.2% receive Social Security income and 25.9% receive retirement income. These are medians for all households over a period ending in 2023, not the price of a new home today.

Property taxes in Benbrook

For tax year 2025 the City of Benbrook's Property Taxes page gives the city rate as 55.50 cents per $100 of valuation, made up of $0.0359 for debt service and $0.5191 for maintenance and operations, a total of $0.5550. The Tarrant Appraisal District 2025 rate table lists the same city total. The city page lists the Tarrant County Hospital District at $0.1650, Tarrant County College at $0.112280, Tarrant County at $0.1862, the Tarrant Regional Water District at $0.0265 and Fort Worth ISD at $1.0291. As our arithmetic, adding those six rates gives $2.07408 per $100 for a parcel taxed by all six units. Appraisals are conducted by the Tarrant Appraisal District and taxes are collected by the Tarrant County Tax Assessor-Collector, according to the city. Confirm the school district for a specific address, since the city page lists only Fort Worth ISD.

The city publishes its own exemptions: a 1.00% homestead exemption, $30,000 for homeowners over 65, $5,000 for a disabled person, and veteran exemptions of $5,000, $7,500, $10,000 and $12,000 by category. It also marks a freeze for homeowners over 65 as available. Exemptions reduce taxable value rather than paying a bill, and a freeze limits increases under conditions set by law, so read the homestead and age-65 guide and the appraisal district guide for the rules, including how the school-tax ceiling that begins at 65 differs from the city's freeze. Apply through the Tarrant Appraisal District.

Rates are set each budget year. Compare Benbrook with Fort Worth and Mansfield by adding every unit on the parcel, not by comparing city rates, and see Texas retirement taxes for the statewide context.

Insurance and risk in Benbrook

Flood risk in Benbrook varies by lot. The city participates in the National Flood Insurance Program and its Floodplain Administration page says its ordinances severely limit development in the 100-year floodplain, which it defines as the area inundated by a storm with a 1% chance of happening in any year. New structures must be built two feet above the existing 100-year water surface elevation. The page also says a flood insurance policy may be required for property with any portion in the 100-year floodplain, regardless of where the structure sits, and that the city has received many map revisions and amendments that lenders and insurers are not always aware of, so a buyer may need to call the Community Development Department to confirm the current map for an address. The city provides a map information service and flood information assistance including elevation certificates, depth of flooding information and historical flood data.

The page states a Community Rating System ranking of 6 as of October 2006 that qualifies residents for a 20 percent discount on flood insurance premiums for properties in the floodplain. Because that ranking is dated, ask the city and your insurance agent what discount applies now. Standard homeowner policies generally exclude flood, so ask an agent about separate coverage for any address near a creek or the lake.

Hail and severe wind are the other practical concern. The National Weather Service Fort Worth office's review of the April 2026 storms records hail up to softball size and tornadoes in several North Texas counties, and its review of the April 11, 2016 hail storm records a 5.25-inch stone and more than $300 million in damage in Wylie. Those storms were not centered on Benbrook, but they show the scale of events that cross the Metroplex. The Texas Department of Insurance advises asking whether wind and hail carry a separate deductible and notes that some policies switch from replacement cost to actual cash value as a roof ages. On wildfire, the Texas A&M Forest Service says wildfire has become a statewide threat and offers a risk assessment portal by location. See the hail, wildfire, drought, heat and outage guide for the statewide picture.

Healthcare access in Benbrook

The hospital that Texas Health associates with Benbrook is in Fort Worth. Texas Health Harris Methodist Hospital Southwest Fort Worth, at 6100 Harris Parkway, says it serves the communities of Fort Worth, Benbrook, Crowley, Aledo and Granbury. The larger medical centers of Fort Worth, described on the Fort Worth page, are the other major options. Because the hospitals are in a different city, test the route from the address you are considering at the hours you would travel, and consider how far the nearest emergency room is for a condition that needs quick care.

Check that your preferred physicians and hospital are in your Medicare Advantage or supplement network, since the systems around Fort Worth contract separately and network often decides where care is used.

Climate in Benbrook

Benbrook shares the north central Texas humid subtropical climate. NOAA's 1991-2020 monthly normals for the Dallas Fort Worth airport station, used here only as a regional proxy, show a normal July daily high of 95.6 degrees Fahrenheit and August of 95.8, and a normal January low of 36.1. May is the wettest spring month at a normal 4.78 inches. Summers are long and hot, so cooling cost and roof and window condition matter, and the spring storm season brings hail, wind and occasional tornadoes. See the summer heat guide, and plan for power interruptions in heat and winter storms.

Lifestyle and recreation in Benbrook

The city lists a community center operated with the YMCA at 1899 Winscott Road and a calendar of planning meetings and municipal events. The larger draw is Benbrook Lake. The U.S. Army Corps of Engineers Fort Worth District describes its missions at the lake as providing flood risk management to the Fort Worth metro area, storing water for the City of Fort Worth and managing the recreation and natural resources around the lake. Its lake pages list parks, camping, trails, boating, marinas, boat ramps, hunting, fishing and swimming, and its Benbrook Lake Office at 7001 Lakeside Drive, Fort Worth, is open Monday through Friday from 7:30 a.m. to 4 p.m.

Lake conditions change, and a buyer who wants the lake for boating should check them. Permits are required for events in the parks. Treat the lake as an amenity whose level and access vary, not as a constant.

Housing in Benbrook

Benbrook has 10,877 housing units, of which 69.3% are single-family detached homes and 7.9% were vacant in the 2019-2023 estimates. Much of the stock dates from the 1970s and 1980s: 22.1% of units were built in the 1970s and 21.4% in the 1980s, compared with 14.5% in the 2000s, 6.8% in the 2010s and 3.0% in 2020 or later. With 68.6% owner-occupancy, Benbrook is mostly a city of owner-occupied single-family homes with a rental minority. Older houses reward an inspection of roof, plumbing and electrical systems, and lots near the lake or creeks warrant a flood-zone check on the specific address.

Getting to airports and care

Dallas Fort Worth International Airport is the main commercial airport for the Metroplex, and its own site lists parking, ground transportation and airline information. Texas Health Southwest Fort Worth is in Fort Worth, not Benbrook. No drive times are given here; measure the route from the lot you are considering to the airport and the hospital at the hours you would travel.
