Hewitt: best for, and think twice if

Best for

  • Buyers who accept hospitals in Waco: Baylor Scott & White Medical Center - Hillcrest is a 260-bed hospital with 24-hour emergency care, and Ascension Providence is a Primary Stroke Center.
  • Buyers who want one school district shared with a neighbor: Midway ISD serves both Hewitt and Woodway, and the median household income is $83,798.
  • Buyers who want an owner-occupied suburb: 67.4 percent of occupied homes are owner-occupied, 3.5 percent of units are vacant, and the median owner-occupied value is $252,200.

Think twice if

  • Think twice if you want a hospital inside the city: the city's website lists none, and residents use hospitals in Waco.
  • Think twice about water: the state regional plan projects Hewitt's need rising from 16 percent of demand in 2020 to 47 percent in 2070, though unmet needs after recommended strategies show none after 2020.
  • Think twice if you want a retirement-oriented setting: the city lists no age-restricted community, 17.8 percent of residents are 65 or older, and hail and tornadoes are the main insurance questions.

Retiring in Hewitt: overview

Hewitt is in McLennan County, Texas, within the Waco, Temple & Brazos Valley region.

Hewitt is a McLennan County city of 16,244 residents by the American Community Survey 2019-2023 five-year estimate, with a median age of 37.1 years. Residents aged 65 or older number 2,893, or 17.8 percent. Its neighbor Woodway has its own profile. The city's website says Hewitt encompasses 6.86 square miles south of Waco on Interstate 35, less than 100 miles from the Dallas-Fort Worth Metroplex to the north and Austin to the south, and less than 15 miles from Lake Waco and the Brazos River. It names Woodway, McGregor, Robinson, Waco and Lorena as neighboring communities.

Hewitt is a suburb and not a retirement destination, and no age-restricted community is documented for it. The reasons to look at it are a median household income of $83,798, a school district that serves both Hewitt and Woodway, the hospitals in Waco, and a water-supply planning figure that deserves attention: the Texas Water Development Board's regional-plan summary projects that Hewitt's water need will rise from 16 percent of demand in 2020 to 47 percent in 2070. Statewide tax rules that apply to any Texas retiree are in the guide to Texas retirement taxes.

Cost of living in Hewitt

The 2019-2023 American Community Survey estimates a median household income of $83,798 for Hewitt, a median value of $252,200 for owner-occupied homes, a median gross rent of $1,389 per month, and median monthly owner costs of $1,746 for homes with a mortgage. Of the 6,011 occupied housing units, 1,947 households, or 32.4 percent, receive Social Security income and 1,709 households, or 28.4 percent, receive retirement income. These are survey estimates with margins of error, and the five-year window lags current prices; recent sales, insurance quotes and utility bills are a better guide to what a particular home costs.

Property taxes in Hewitt

McLennan Central Appraisal District appraises property for Hewitt; its entities page lists the City of Hewitt, and the Texas Comptroller's county directory lists the City of Hewitt as a McLennan County taxing unit. Midway ISD's website says the district includes the communities of west Waco, Woodway, Hewitt and Speegleville, plus parts of McGregor, Lorena and Crawford, and lists elementary schools and a middle school with Hewitt addresses. The appraisal district's office is at 315 S 26th Street in Waco, and its home page offers online access to property valuations, tax information and the ability to file appeals and exemptions. For how the pieces fit, see property taxes and appraisal districts.

For tax year 2025, the Texas Comptroller's published rate tables (versions dated January 28, 2026) show the City of Hewitt at a total rate of 0.539082 per $100 of taxable value, made up of 0.34935 for maintenance and operations and 0.189732 for debt service. They show Midway ISD at 0.9369 (0.6969 for maintenance and operations and 0.24 for debt service), McLennan County at 0.334805 and McLennan Community College District at 0.131974. As an illustration of the arithmetic only, those four rates add to 1.942761 per $100, so a taxable value of $100,000 would carry about $1,942.76 in tax from those four units before any other district and before exemptions. Calculated from the city's two components, debt service is about 35 percent of its rate, which matters because debt service is committed to repay bonds. Rates change every budget year.

Exemptions reduce taxable value; they are not cash payments. The Texas Comptroller states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 exemption on a residence homestead and Section 11.13(c) an additional $60,000 for homeowners who are 65 or older or disabled, and that other taxing units may adopt local option exemptions. The amount each unit grants in Hewitt should be confirmed with McLennan Central Appraisal District. The district's frequently asked questions say only a one-time application is required unless the chief appraiser asks for a new one, that a new application is needed when the homestead changes, and that homeowners 65 or older must apply for the age-65 exemption no later than one year from their 65th birthday. The school-tax ceiling that follows the age-65 exemption has its own conditions and does not freeze all property taxes; see homestead and age-65 exemptions.

Insurance and risk in Hewitt

Severe thunderstorms with hail and tornadoes are the weather hazards most relevant to a Hewitt homeowner. The National Weather Service describes tornadoes as capable of destroying well-made structures and says they can occur at any time of day or night and at any time of the year. The Texas Department of Insurance advises homeowners to file hail claims promptly, to get more than one repair estimate and to avoid contractors who offer to waive a deductible, which is illegal under state law. Its roof page explains that some policies pay replacement cost on a roof while others pay actual cash value, so roof age and material are worth examining before buying a home. Premiums are not quoted here because they depend on the insurer, the roof, claims history and the address.

FEMA says any place with a 1 percent or higher chance of flooding each year is considered high risk, that floods do not follow city limits or property lines, and that most homeowners insurance does not cover flood damage; flood insurance is a separate policy. Lake Waco is a U.S. Army Corps of Engineers reservoir whose stated mission includes flood control for the Waco area and water supply for the city of Waco, and the Corps' page and the flood maps are the places to check a specific property.

Healthcare access in Hewitt

The City of Hewitt's website lists fire, police, library and municipal court departments and no hospital; residents use hospitals in Waco. Baylor Scott & White Medical Center - Hillcrest describes itself as a 260-bed hospital offering trauma and acute care, and lists emergency care 24 hours a day and the McClinton Cancer Center, accredited by the Commission on Cancer. Ascension Providence Hospital in Waco describes itself as a full-service hospital with 24/7 emergency care, a Commission on Cancer accredited program and designation as a Primary Stroke Center by The Joint Commission, and says it has served the Waco community for more than 120 years. VA Central Texas health care lists a Waco location and a main location in Temple.

Which hospital a household uses depends on its physicians and Medicare or private plan network, which change each year, so confirm network participation before choosing a home. The guide to Texas healthcare geography and Medicare covers the general framework.

Climate in Hewitt

Hewitt's own station in the National Centers for Environmental Information's 1991-2020 normals reports precipitation only, so temperatures here come from the Waco Regional Airport station. It puts the average daily high at 59.1 degrees Fahrenheit in January, 96.7 in July and 97.1 in August, with an average January low of 35.8. The normals count 29.1 days at or above 90 degrees in July and 28.5 in August, and 11.4 days at or above 100 degrees in August; calculated from the monthly counts, that is about 114.8 days a year at or above 90 and about 24.3 at or above 100. Freezing nights average 11.5 days in January and 9.8 in December.

The Hewitt station's monthly precipitation normals run from 1.66 inches in July to 4.20 inches in May, and our arithmetic from the twelve monthly values gives about 38.41 inches for the year. The guide to Texas summer heat, humidity and climate by region compares these figures with other parts of the state.

Lifestyle and recreation in Hewitt

The City of Hewitt's website offers park reservations, a library with its own calendar and a city television channel, and lists a 2026 Hewitt Night Out among its community spotlights. Lake Waco is within the distance the city's profile states. For a larger menu of restaurants, museums and entertainment, Waco is the neighboring city; see Waco.

The City of Hewitt's website lists no age-restricted community, active-adult developer or retirement-oriented master plan, and this profile describes none.

Housing in Hewitt

The 2019-2023 profile counts 6,231 housing units in Hewitt, of which 6,011 are occupied. Of the occupied units, 4,053 are owner-occupied, or 67.4 percent, which leaves 32.6 percent renter-occupied. The survey estimates 220 vacant units, or 3.5 percent of the stock. A buyer should check the school district, flood-map status and any special-district levy for the specific address.

Water supply and drought

The Texas Water Development Board's McLennan County summary of the 2021 Brazos G Regional Water Plan, dated January 2024, lists the City of Hewitt as a municipal water user group with the Trinity Aquifer and Waco Lake as current sources. It shows a water need of 480 acre-feet per year in 2020 and 2,262 in 2070, equal to 16 percent of Hewitt's demand in 2020 rising to 47 percent in 2070, and it recommends municipal conservation, other direct reuse and other surface water as strategies. Its table of unmet needs, which counts shortages that remain after all recommended strategies, shows 480 acre-feet per year for Hewitt in 2020 and none in later decades. These are planning scenarios, not delivered supply; ask the city which drought stage is in force and how its water is supplied before relying on an irrigated landscape.
