Lago Vista describes itself as located on the north shore of Lake Travis in the greater Austin area. The American Community Survey (ACS) 2019-2023 profile counts 9,341 residents with a median age of 50.6, of whom 2,346, or 25.1 percent, are 65 or older. That is two and a half times the older share of Austin, and it makes Lago Vista a retirement-oriented lake city on the edge of the metro. It is grouped here with the Highland Lakes region because of its Lake Travis setting.
The case for Lago Vista is lake living and a municipal golf course within reach of Austin's hospitals and airport. The costs are the absence of a hospital in the city, a city levy that shows no over-65 reduction on the appraisal district's exemption listing, a lake whose level depends on rainfall hundreds of miles upstream, and wildfire exposure that the city's own volunteer program takes seriously. The ACS profile for Lago Vista city estimates 4,537 housing units, with 11.8 percent vacant, and 87.7 percent of occupied units owner-occupied. The estimated median value of an owner-occupied home is $380,200, median selected monthly owner costs are $2,196 for homes with a mortgage and $896 without one, and median gross rent is $1,379. Estimated median household income is $110,388, and 18.1 percent of the civilian noninstitutionalized population has no health insurance coverage. The city's own About page says the cost of living is in the median range of the outer Austin area and that the average home purchase price starts in the mid $400s, which is a different measure from the five-year ACS median value.
The ACS economic profile shows how retirement-oriented the city is: 40.8 percent of households receive Social Security income, averaging $24,973, and 39.4 percent receive retirement income, averaging $48,218. Lago Vista property is appraised by the Travis Central Appraisal District (TCAD), which also administers exemptions; the county tax office collects the bill. TCAD's homestead page says the over-65 exemption is available the year the owner turns 65, limits school taxes by setting a ceiling, also called a freeze, and can be paired with a county, city or junior-college ceiling only if that unit's governing body has adopted one. For tax year 2025, the Texas Comptroller's rate files list the City of Lago Vista at a total of 0.42 per $100 of taxable value (0.245816 for maintenance and operations and 0.174184 for debt service), Lago Vista Independent School District at 1.0169 (0.6969 and 0.32), Travis County at 0.375845 and the Travis County Healthcare District, which funds Central Health, at 0.118023. The Comptroller's list also carries Travis County Emergency Services District No. 1 at 0.1; the city's services page says Lago Vista receives fire and emergency services through that district, so the district's rate may apply to an address and should be confirmed on its tax statement. As arithmetic only, the first four rates add to about 1.9308 per $100, and on $400,000 of taxable value before any exemption that would be about $7,723 across the four.
Exemptions come from TCAD's 2026 exemption listing, generated July 19, 2026, which is a different year from the rates above. For the City of Lago Vista it shows a local-option residence homestead exemption of 20 percent with a minimum of 5,000 and no over-65 amount. For Lago Vista ISD it shows the state homestead exemption of 140,000 and the state over-65 amount of 60,000, with a tax ceiling marked as adopted and no additional local over-65 amount. The county and hospital district show 145,269 and 197,000 for over-65 on the same listing. The Texas Comptroller states that school districts must provide a $140,000 residence homestead exemption and an additional $60,000 for homeowners aged 65 or older or disabled. So a homeowner aged 65 or older in Lago Vista gets a school-tax ceiling and county and hospital-district relief, but the city's levy has no matching over-65 reduction on the listing, unlike Austin. Exemptions reduce taxable value; they are not cash payments, and the listing does not say how homestead and over-65 amounts combine.
Compare this with the neighboring Lake Travis and Austin stacks before deciding. Lago Vista ISD's 2025 rate of 1.0169 is higher than Austin ISD's 0.9252 and lower than Pflugerville ISD's 1.1069 in the same Comptroller file, but a school rate and a city exemption trade off in different ways, so compare actual bills on a specific parcel. Rates are adopted each budget year; confirm the 2026 rates with the county tax office.

Insurance and risk in Lago Vista
Lake Travis is the flood-control lake of the Highland Lakes. LCRA states that Lake Travis is the only one of the six Highland Lakes designed to capture and store floodwaters, that it is considered full for water supply at 681 feet above mean sea level, and that its flood pool holds an additional 776,062 acre-feet. LCRA also states that FEMA and local officials, not LCRA, designate floodplains and that Lake Travis cannot prevent flooding along creeks that feed the Colorado River. A lot near the shore or a creek should be checked against the FEMA flood map and the lot's elevation, not the day's lake level.
FEMA states that most homeowners insurance does not cover flood damage, that flood insurance is a separate policy and that an NFIP policy typically has a 30-day waiting period. The Texas Department of Insurance advises filing a claim as soon as you can if hail or strong winds damage a home or car. No premium is quoted here because premiums vary by insurer, roof, claims history and address.
Wildfire is a local theme. The city's community page lists a Lago Vista Firewise program, and the program's own page describes it as a volunteer group implementing the Firewise USA program, saying it will not make a home fireproof but can help homeowners reduce risk; it is not a government agency and does not plan evacuations or fire response. So Lago Vista residents travel for inpatient and emergency hospital care, and the practical question is which hospital your physicians use and what the route is at the hour you would need it. The city's transportation page describes CapMetro's on-demand Pickup service, available weekdays from 7 a.m. to 7 p.m. within the Lago Vista zone for $1.25 a ride, and says it can take riders to shopping, medical services and City Hall. It also lists MetroAccess, an ADA paratransit service, and CapMetro Route 214 Northwest Feeder, which connects to the MetroRail Lakeline Station in Cedar Park. Climate in Lago Vista
NOAA publishes 1991-2020 climate normals for the Austin Bergstrom Airport station, which is a regional reference and not a Lago Vista measurement. At that station the normal daily high is 62.5 degrees Fahrenheit in January, 96.1 in July and 97.0 in August, and the normal low is 37.7 in January. The monthly counts of days at or above 90 degrees are 24.4 in June, 28.4 in July and 29.4 in August, and our arithmetic from the monthly figures gives about 123 such days in a year.
Monthly precipitation normals range from 1.89 inches in February to 5.00 inches in May. Rain arrives unevenly, and drought and flash flooding both occur. The city's water restrictions page says the city council voted on August 7, 2025 to move to Normal watering restrictions, which allow irrigation twice a week, and the city's home page carries a reminder about temporary water use restrictions, so check the current stage with the city before relying on a lawn or garden. The city's About page lists hiking and biking trails, lake sports, a city pool, local parks, a municipal golf course, a nearby winery and brewery, and neighboring attractions including the Balconies Canyonland Conservancy, Arkansas Bend State Park and Point Venture, which has a floating restaurant and a nine-hole golf course. It describes an arts community with the Hill Country Singers, Lake Travis Music Theatre and the Lago Vista Players, and an annual LAGO FEST that usually occurs in April. The ACS profile shows 78.6 percent of housing units as single-family detached homes, 5.2 percent attached, 3.6 percent mobile homes and 2.8 percent in buildings of 20 or more units, so Lago Vista is a single-family market with few condominiums. By age, 27.0 percent of units were built from 2000 to 2009, 24.0 percent from 2010 to 2019 and 7.9 percent in 2020 or later. Homes are therefore mostly newer than in many Texas cities, which matters for roof age and insurance.
