Mansfield: best for, and think twice if

Best for

  • Buyers who want an inpatient hospital and a gated 55+ option in the same city: Methodist Mansfield Medical Center (294 beds) and Ladera at The Reserve are both in Mansfield.
  • If staying near family and services matters more than a resort setting: the ACS shows a $116,590 median household income and 72.4% owner-occupied homes, and the sources frame Mansfield as a place to live near family.

Think twice if

  • Think twice about tax paperwork: Mansfield spans Tarrant, Johnson and Ellis counties, so the county, hospital and college units and the over-65 application depend on which county the lot is in.
  • Hail and wind are the practical insurance concern: the NWS review of April 2026 storms records softball-size hail and Johnson County tornadoes, so roof and window condition matter.
  • Buyers should ask whether a lot sits in the Staybolt or South Pointe public improvement district, since those districts are separate from the 2.25 per $100 combined Tarrant-side total in the city's table.

These points restate facts from this page's sources. They are not ratings, and your own budget, health and family situation decide what fits.

Retiring in Mansfield: overview

Mansfield is a suburban city in the Dallas-Fort Worth Metroplex. The Census Bureau's 2020 place file lists the city as lying in Ellis, Johnson and Tarrant counties, and the City of Mansfield's property tax page states that the over-65 and disabled exemptions must be applied for through the appraisal district for the county where the home sits: Tarrant, Johnson or Ellis. A buyer therefore has to confirm the county of a specific lot before estimating a tax bill, a flood zone or a school district.

In the Census Bureau's 2019-2023 American Community Survey 5-year estimates Mansfield has 75,398 residents, a median age of 36.4, and 10.7% of residents (8,079 people) aged 65 or older. It is a younger suburb rather than a retirement town by demographics, which makes its appeal for older adults specific: a newer housing stock, a hospital inside the city, and a gated 55+ option, Ladera at The Reserve. For the wider area, see the Fort Worth and west Metroplex region and the neighboring city of Fort Worth.

Cost of living in Mansfield

The 2019-2023 American Community Survey 5-year estimates give Mansfield a median household income of $116,590, a median value of owner-occupied homes of $380,000 and a median gross rent of $1,798 a month, with 72.4% of occupied housing units owner-occupied. For comparison, the same survey's citywide figures for Fort Worth are a median home value of $277,300 and median rent of $1,412. These are medians for all households over a period ending in 2023, and they describe a suburb where most households own their homes, so they are not a guide to the price of a new single-story home today. The developer of Ladera at The Reserve lists prices that start in the $440s and run to the $600s on its community page.

Mansfield's new water rate structure, the city says, changes monthly base rates and usage rates and expands the residential schedule from three tiers to five, that the change varies by customer class, meter size and water use, and that the study behind it was the first utility cost-of-service study since 2012. The city attributes the need mainly to increasing costs from its raw water and wastewater treatment providers, the Tarrant Regional Water District and the Trinity River Authority. Review the city's published rate tables rather than relying on past bills.

Property taxes in Mansfield

The City of Mansfield's Property Tax Information page publishes a rate table for tax years 2025 and 2024, per $100 of taxable value. For tax year 2025 it lists the City of Mansfield at $0.6390, Mansfield ISD at $1.1469, Tarrant County at $0.1862, the hospital district at $0.1650 and Tarrant County College at $0.11228, for a total of $2.25 per $100; for tax year 2024 the total was $2.27, with a city rate of $0.6450. That table is built from Tarrant County units, so a Johnson County or Ellis County lot will have a different county, hospital or college component. Mansfield ISD's tax page reports a proposed 2026 rate of $1.1469, made up of $0.7869 for maintenance and operations and $0.3600 for debt, which the district says is no change from the prior year.

The city lists its local exemptions as a 20% homestead exemption, $50,000 for citizens over 65, $10,000 for a disabled person and up to $12,000 for a disabled veteran, and says that someone who is 65 as of January 1 may be eligible for a tax freeze on the property. The Tarrant Appraisal District 2025 rate table separately lists Mansfield with a total city rate of $0.6390. The page says to apply through the appraisal district for the county of the property: Tarrant, Johnson or Ellis. Exemptions reduce taxable value rather than paying a bill, and the freeze is conditional, so read the homestead and age-65 guide and the appraisal district guide for the rules. The statewide context is in Texas retirement taxes.

The city's quick links also list two public improvement districts, the Staybolt Public Improvement District and the South Pointe Public Improvement District. In a newer neighborhood, ask the seller or title company whether a PID, MUD or similar assessment applies to the specific lot, and obtain the amount in writing.

Insurance and risk in Mansfield

Flood risk in Mansfield varies by creek and lot. The city's Engineering and Environmental Services departments administer the FEMA-designated floodplains within city limits, and the city's Floodplain Management page lists the effective flood insurance rate maps for Ellis, Johnson and Tarrant counties along with flood studies for creeks including Walnut Creek, Hogpen Branch and Low Branch. The city's Flood Damage Prevention Ordinance sets higher standards than the federal minimum, including structures elevated 2 feet above the ultimate developed flood elevation or 3 feet above the base flood elevation where no ultimate elevation has been determined. The city also says that several homes were built before FEMA floodplain restrictions and will flood if a storm is large enough. Check a specific address with the city and FEMA's flood maps.

Hail and severe wind are the other practical concern. The National Weather Service Fort Worth office's review of the April 2026 storms records tornadoes in Johnson County and hail up to softball size, with the largest hail reported near Godley in Johnson County, and its review of the April 11, 2016 hail storm records a 5.25-inch stone and more than $300 million in damage in Wylie. These events were not centered on Mansfield, but they show the scale of storms that cross the Metroplex. A buyer should ask about roof age and material, wind and hail deductibles, and the insurer's roof terms before closing.

Healthcare access in Mansfield

Methodist Mansfield Medical Center at 2700 E. Broad Street is a 294-bed acute care hospital. Its own site lists a Level III trauma center designation, a Level III neonatal facility, a maternal Level III subspecialty designation, a Joint Commission Gold Seal as an Advanced Primary Stroke Center and Chest Pain Center, and Magnet recognition for nursing. It describes more than 1,300 nurses and ancillary staff and more than 500 independent physicians. Cardiology, emergency and trauma, gastroenterology and women's imaging are among its featured services.

For specialty care beyond a community hospital, the large medical centers in Fort Worth are described on the Fort Worth page. JPS Health Network, the Tarrant County hospital district system, lists a Mansfield Health Center among its locations. Confirm which hospitals and physicians are in your Medicare plan network, because network rather than geography often decides where care is used.

Climate in Mansfield

Mansfield shares the Dallas-Fort Worth humid subtropical climate. NOAA's 1991-2020 monthly normals for the Dallas Fort Worth airport station show a normal July daily high of 95.6 degrees Fahrenheit and August of 95.8, and a normal January low of 36.1. Summers are long and hot, so cooling cost and roof and window condition matter, while the spring storm season brings hail, wind and occasional tornadoes. Plan for power interruptions in heat and winter storms.

Lifestyle and recreation in Mansfield

The City of Mansfield's calendar shows a municipal program of library events, garden classes, a chess club and household hazardous waste drop-offs, and the city has a parks facilities development board. The developer of Ladera at The Reserve highlights that Arlington's sports, entertainment, shopping and dining are minutes away and that DFW International Airport is accessible from the community. Those are the developer's descriptions, so test any drive at the hour you would make it.

Mansfield is more a place to live near family, grandchildren and services than a resort-style retirement setting. For lake and golf living, compare Granbury.

Housing in Mansfield

Most occupied housing in Mansfield is owner-occupied, and the city maintains two public improvement districts for particular neighborhoods. The gated age-restricted option in the city is Ladera at The Reserve, which offers freestanding single-story homes with two bedrooms and two baths in the plans shown on the developer's page. Because the city spans three counties, confirm the taxing units on the tax statement for a particular home before comparing it with homes in Fort Worth or Arlington.

Getting to airports and care

Dallas Fort Worth International Airport is the main commercial airport for the Metroplex, and its own site lists parking, ground transportation and airline information. The Reserve's developer says DFW makes travel easy from the community. Methodist Mansfield Medical Center is inside the city. No drive times are given here; measure the route from the lot you are considering to the airport and the hospital at the hours you would travel.
