About El Paso & Far West Texas

Far West Texas is the state's westernmost water-planning area. The Texas Water Development Board describes the Far West Texas planning area as stretching from the city of El Paso at the Texas-New Mexico state line over salt flats and southeastward toward the sparsely populated mountainous Big Bend country and the Pecos River, with about 96 percent of the region's residents in El Paso County, where the population density is 760 persons per square mile, and a density of 1.1 persons per square mile in the other six counties. That split is the key to the region: it contains one large metropolitan city and very little else within easy reach.

This profile covers two places that represent the two sides of that split. El Paso is a city of 678,147 residents by the American Community Survey 2019-2023 five-year estimate, with 94,405 residents, or 13.9 percent, aged 65 or older. Alpine is a Brewster County town of 6,003 residents, 25.0 percent of them aged 65 or older, with a median age of 44.0 years. Neither is built around a retirement community. Retirement here means choosing a large regional medical center and an international airport, or choosing a small town where distance to specialty care is the central fact of daily life.

Both places are dry. The National Centers for Environmental Information's 1991-2020 normals put annual precipitation at about 8.78 inches at the El Paso International Airport station and about 16.05 inches at the Alpine station by our arithmetic from the monthly values, with most of the rain falling in the summer.   • Retirees who want a dry, sunny climate with mild winter days and are comfortable with freezing winter nights: the 1991-2020 normals put the average January high at 58.6 degrees Fahrenheit at El Paso and 61.1 at Alpine, with average January lows of 34.5 and 31.3.
  • Households that need a major medical center nearby: University Medical Center of El Paso describes itself as the only Level 1 trauma center in a 270-mile radius, Texas Tech Health El Paso runs medical, dental and nursing schools, and VA El Paso health care lists a main location and several clinics in the city.
  • Buyers who prefer a quiet small town and accept travel for specialty care: Alpine has a 25-bed hospital, a university campus and a median age of 44.0 years, and its regional water plan projects no water shortage.

Who may prefer somewhere else

  • Retirees who want an age-restricted, amenity-rich master-planned community with a developer, a clubhouse and published fees: the city websites for El Paso and Alpine list none, and this profile describes none.
  • Anyone who cannot accept very hot summers or a monsoon flood season. Calculated from the monthly counts, El Paso averages about 26.6 days a year at or above 100 degrees Fahrenheit, and a National Weather Service El Paso study found that the vast majority of regional flash floods coincided with the monsoon season from late June through early September.
  • Households that need many specialists close to home outside El Paso County. A 2021 KFF Health News report called Alpine's Big Bend Regional Medical Center a 25-bed hospital serving about 12,000 square miles and put the nearest other hospital in Fort Stockton, 68 miles northeast.

  • Medical access versus size: El Paso has the region's trauma, stroke and teaching hospitals, but it is a large city of 678,147 residents with property taxes levied by a city, county, school district, community college and hospital district. Alpine is small and quiet but depends on one small hospital.
  • Taxes: there is no state personal income tax, but property tax stacks differ by place. For tax year 2025 the Texas Comptroller's tables show the City of El Paso at 0.759649 per $100 of taxable value and El Paso ISD at 1.0807, and the City of Alpine at 0.424737 and Alpine ISD at 0.9702. School-district rates in El Paso County range from 0.8853 to 1.2005.
  • Water: El Paso Water says river water makes up nearly half of its potable supply and that it also pumps groundwater from the Mesilla and Hueco bolsons, and the Texas Water Development Board projects a need of 29,792 acre-feet per year for El Paso Water by 2070. Alpine's regional plan shows no projected need.
  • Heat and cold: El Paso has about 42.0 days a year at or below 32 degrees Fahrenheit by our arithmetic from the normals, Alpine about 56.0, so winter is not frost-free in either place.

Housing is mostly ordinary single-family resale and rental stock. The 2019-2023 survey counts 262,899 housing units in El Paso, 60.2 percent of occupied units owner-occupied, with a median owner-occupied value of $171,700 and a median gross rent of $1,041. It counts 3,775 housing units in Alpine with 61.8 percent of occupied units owner-occupied, a median value of $207,700 and a median gross rent of $901, and a vacancy share of 14.1 percent. In El Paso County the unit stack includes many municipal utility districts, and the Comptroller's tables list their 2025 rates, so a buyer in a newer subdivision should check which district serves the address.

Healthcare in El Paso & Far West Texas

El Paso is the hospital center. University Medical Center of El Paso lists a Level 1 trauma center, a Level 1 stroke center, an accredited chest pain center and a geriatric emergency department accreditation. Texas Tech Health El Paso calls itself the only health sciences center on the U.S.-Mexico border. VA El Paso health care lists its main location at 5001 North Piedras Street.

Outside El Paso the picture changes. Big Bend Regional Medical Center in Alpine lists emergency care and an August 31, 2026 news item about helping residents with Medicare enrollment, and its service area is vast. A household with ongoing specialty needs should map where those services are before choosing a home. Getting around and airports: El Paso & Far West Texas

El Paso International Airport calls itself the gateway to West Texas, southern New Mexico and northern Mexico, and its website has pages for airlines, parking, shuttles and buses. The City of El Paso lists Sun Metro public transportation and bridge wait times for the international crossings. The City of Alpine lists an airport at 2001 N Hwy 118; confirm its services before assuming scheduled airline service.

Insurance and risk in El Paso & Far West Texas

Hurricane windstorm programs do not apply in this region. The Texas Department of Insurance explains that anywhere in Texas except along the coast a homeowners policy probably includes wind and hail coverage, though the windstorm deductible may differ. Flash flooding is the hazard most specific to the region: a National Weather Service El Paso study published in 2003 examined 30 years of flash floods in New Mexico and far western Texas and found most coincided with the monsoon season, so treat the study as context rather than a current forecast. FEMA states that most homeowners insurance does not cover flood damage.

Drought and water supply are slower hazards. El Paso Water says its Hueco Bolson pumping peaked at about 26 billion gallons per year in 1989 and that consumption has fallen by 35 percent over nearly 30 years while its population grew by 130,000. Recreation and lifestyle in El Paso & Far West Texas

Big Bend National Park, which the National Park Service describes as a place of dark night skies, canyons and more than 450 species of birds, lies within the service area of Alpine's hospital, and Sul Ross State University lists the Museum of the Big Bend and guided hikes on Hancock Hill. In El Paso the city lists museums of archaeology, art and history, a zoo, libraries and parks.
