About Comanche Trace
Comanche Trace is in Kerrville, in the Texas Hill Country region of Texas. Developer: Legacy Golf Properties (owner and operator). Status: Currently selling. Not age-restricted; it is included for retiree-oriented amenities.
Comanche Trace describes itself as a 1,300-acre master-planned golf community in the Guadalupe River Valley just outside Kerrville, in Kerr County. The community's own pages say it is owned and operated by Legacy Golf Properties, a real estate investment and consulting firm that specializes in club and resort assets, and that Comanche Trace was the flagship property that moved Legacy's portfolio beyond private clubs into residential resort communities. Real estate is exclusively marketed and brokered by CT Realty. The pages offer new-build and resale homes and homesites, and a sales center at 830-895-8505 is the contact they recommend for exploring homes.
The community's history page says the land was a ranch for nearly a century and a half, was bought in 1978 and renamed Comanche Trace, and became a residential development after the owner's death in 1994. It adds that the 18-hole circuit, now The Valley and The Hills nines, opened in 2000 and a third nine, The Creeks, was added in 2008. Today the golf is 27 holes, with a 24,000-square-foot clubhouse that the community says sits at one of the highest points in Kerr County.
Homes are organized into named neighborhoods. Flood exposure is parcel-specific. The community describes private access to the Guadalupe River and a river park among its amenities. Kerr Central Appraisal District states that the Governor declared Kerr County a disaster area on July 17, 2026, and the City of Kerrville's recovery page lists closures of riverfront parks and trails in the city after the July 2026 flood. Floods do not follow city limits or property lines, FEMA says, and its Flood Map Service Center is the official source for flood maps, so check the lot and any structure against the current map and ask about flood insurance before buying.
Age restrictions at Comanche Trace
Comanche Trace presents itself as a general master-planned golf community and does not describe an age requirement. Its membership page offers a Junior Executive Golf Membership for couples aged 45 or younger (and a separate tier for those aged 40 or younger), and its real-estate page describes the community as suited to growing families, empty nesters and weekend retreaters. Comanche Trace says new-build and resale homes range in price from the $500s to $2M+, and its available-homes tool filters by price up to $1,500,000 and by size from 1,616 to 5,916 square feet. Prices change with the market, and listings on the community's site are a snapshot; ask the sales center and a licensed agent for current asking prices and recent closed sales.
Buyers should price the club separately from the house. The real-estate amenities page marks golf, the practice facility, tennis and pickleball, the pool, the fitness center, the clubhouse, the pro shop and the events calendar as member-only amenities, while the Pinnacle Grill, the trails, the private Guadalupe River access and park, the fishing lake and the community garden appear without that mark. Ask the sales center which of these come with a home and which require a paid membership.
HOA and fees at Comanche Trace
Comanche Trace's public pages carry request-information forms for real estate and for membership in place of posted association dues or assessments, and no effective-dated fee schedule is posted. Association dues, any initiation fee, and any other recurring charge should therefore be requested in writing from the sales center and checked against the seller's disclosures and the recorded covenants before an offer. The principal hospital in Kerrville is Peterson Regional Medical Center, which Peterson Health describes as a 124-bed nonprofit hospital with an emergency department, an intensive care unit and 26 key service lines; the Centers for Medicare & Medicaid Services lists it at 551 Hill Country Drive with emergency services. The Kerrville VA Medical Center at 3600 Memorial Boulevard offers primary care and specialty services, including mental health care, geriatric evaluation and dental care, to eligible Veterans.
No drive time is quoted here. Residents who need frequent specialist care should time the route from the specific lot to the hospital, including in poor weather, and should note that the City of Kerrville's recovery page describes road closures that change with conditions.
