About Heritage Ranch

Heritage Ranch is in Fairview, in the Dallas & Northern Suburbs region of Texas. Status: Open. Marketed as a 55+ active-adult community; the age and occupancy rules are set in its governing documents.

Heritage Ranch is a gated community in the Town of Fairview in Collin County, at Scenic Ranch Circle. Its own pages describe it as a 55+ active adult community with 1,144 homes on a 575-acre country setting with rolling terrain, wooded areas, creek beds, scenic ponds and walking trails. The community's About page says it was developed between 2000 and 2007 and sits five minutes east of Highway 75 on Stacy Road, and it describes the community as 35 minutes northeast of Dallas. Those are the community's own descriptions, and actual drive times vary with traffic. Fairview is described in the Fairview profile; the wider setting is covered in Dallas & Northern Suburbs.

The center of the community is a 24,000-square-foot clubhouse that the community describes as the hub of continuous activity: a ballroom, billiards and card room, arts and crafts room, a library with reading and audio-visual materials and computers, a fitness center and an indoor lap pool. The golf course is an 18-hole, par 72 championship layout designed by Arthur Hills that measures 6,988 yards from the back trees, with four sets of tees. The community states that public golfers and members are both welcome, and that dining and the course are open to the public, which means the golf course is not exclusive to residents.

Heritage Ranch is an established community, not a new one. Its site offers a link to available residences and a resale certificate request form, and describes a staffed management team that includes a general manager and a community association manager. Its pages also link a Ranch Reporter newsletter and a walking-trails map, and one resident testimonial says the writer has lived in the community since 2006. Compared with larger 55+ communities in the region such as Frisco Lakes or the newer Del Webb at Trinity Falls, Heritage Ranch is smaller and its homes are older, with the golf course as the central feature.

Age restrictions at Heritage Ranch

The community's own pages market Heritage Ranch as an active adult community for people 55 and over, describing it as a 55+ active adult community in Fairview and as the premier active adult 55 plus community in Texas. The association lists its recorded dedicatory instruments on its governing documents page, including CC&R amendments, bylaws and supplements, but those files are scanned images and were not reviewed for this profile, so the occupancy terms are not described here. Request the recorded declaration, any amendments and the current rules from the association or through a resale certificate before relying on any age policy.

Housing types at Heritage Ranch

  • Resale homes offered through the community's available-residences listing and resale certificate process

Pricing at Heritage Ranch

No listing prices are quoted here because the community's public pages do not give them. Context for the surrounding town is available from the Census Bureau's American Community Survey 2019-2023 profile, which estimates Fairview's population at 10,570, its median age at 50.1 and its share of residents aged 65 and over at 32.1 percent. Town-wide figures describe Fairview as a whole and do not describe homes inside Heritage Ranch, so current listings and recent closed sales are the right guide to what a Heritage Ranch home costs.

HOA and fees at Heritage Ranch

Heritage Ranch has a homeowners association that publishes its governing documents on the community site. The listed dedicatory instruments include the 2000 articles of incorporation, CC&R amendments dated 2001 and 2002 and a ninth amendment dated 2022, CC&R bylaws and bylaw amendments for 2002 to 2007, a series of supplements from 2002 through 2024, a collection policy, a covenant enforcement policy and fining schedule dated 2023-12, management certificates dated between 2011 and 2023, and a thirteenth supplement dated 2026-01. The page also lists the Heritage Ranch planned development agreement with the Town of Fairview, dated 1999, and its 2010 amendment.

The site offers a resale certificate request form. Assessment amounts, any transfer or capital fees and their effective dates come from the resale certificate and the association's current management certificate, and the community's public marketing text does not give them, so confirm them in writing before relying on any figure.

Golf at Heritage Ranch is operated as a public golf course with a membership program for golfers who want a club relationship; the site's navigation shows separate Golf, Membership, Weddings & Events and Dining sections. No membership dues, dining minimums or initiation terms are quoted because the public pages do not give them with an effective date. Ask the club for its current membership schedule and whether any minimum applies to residents.

Property taxes on a Heritage Ranch home come from the Town of Fairview, Collin County, Collin College and a school district. The town's school-district page says a large portion of Fairview is in Lovejoy Independent School District, while McKinney Independent School District serves the western side of the town and a small area in the far northeast, so the school district depends on the parcel. In the Collin Central Appraisal District's 2026 table the Town of Fairview is listed at $0.329001 per $100 of taxable value with a $60,000 local over-65 exemption, and the town's own tax-rate page gives $0.316658 for 2025-26. The table also lists 29 municipal utility districts in the county. Whether any district charge applies to a particular home should be confirmed on the property's tax statement and the resale certificate.
