The developer's about page describes a 1,300-acre gated community in the foothills of the Texas Hill Country, and its welcome center is at 1426 Blushing Aster Drive, San Marcos, Texas 78666, open Monday through Saturday from 10 a.m. to 6 p.m. and Sunday from 12 p.m. to 6 p.m. Its home page presents the community as a luxurious active adult community for those 55 and better. The developer's FAQ says the community will have an estimated 3,150 homes at completion, built out over approximately 12 to 15 years, in neighborhoods of roughly 150 homes each, with more to come.
Two builders sell homes at Kissing Tree: Brookfield Residential and David Weekley Homes. The FAQ describes three home styles, Traditional homes plus smaller footprint Cottages and Villas, with 48 floor plans in all and a variety of exteriors. The homebuilders page lists Brookfield Residential homes from the mid $300s in 1,372 to 2,963 square feet and David Weekley Homes from the high $300s in 1,504 to 3,212 square feet. Brookfield's site states that homes are built by independent third-party builders unaffiliated with Brookfield and that prices, square footage and availability are approximate and subject to change, so confirm every figure with the builder before relying on it.
The amenity center is The Mix, a 20-acre campus. According to the developer, it includes Independence Hall, the social building, a Biergarten, a two-story fitness center, an indoor lap pool, an outdoor resort-style pool with cabanas, 18 pickleball courts, 6 bocce courts, horseshoe pits, a golf driving range, a short game practice area and putting greens. The community also has a semi-private 18-hole golf course; the developer's navigation lists the golf course as Tarbox & Brown, and its home page invites visitors to have a meal at Tarbox & Brown, without saying whether that is a separate restaurant. A Lifestyle Director organizes more than 100 clubs and events each month, according to the FAQ, while the home page says only that there are hundreds of groups and clubs; the two descriptions differ. Hundreds of acres of green space are planned, including 18 miles of hike and bike trails when the community is complete, which the developer says will eventually connect to the public Purgatory Creek trail system leading into downtown San Marcos.
The community participates in the Dark Skies Initiative, so street lights are limited to the main boulevards and intersections and many trails use bollard lighting. Security is described as 24/7 guarded. These are new-construction starting prices set by builders, not resale values. A resale home in the community may sell above or below them. Compare the all-in monthly cost, which combines the mortgage, the association fees, property taxes and any district assessments, rather than the list price alone.

Confirm the current schedule in writing from the association or the builder, with the date it took effect, and ask whether a working capital or transfer fee applies at closing. The FAQ also says the community's fencing and exterior guidelines are in its governing documents and that an Architecture Control Committee reviews architectural applications, so review those documents before planning changes to a lot.
The Kissing Tree Golf Club is described as semi-private. Residents receive priority tee times and discounted rates, and the course is open to the public with discounts for San Marcos residents and for those 55 and better. The FAQ states that golf green fees are not included with the purchase of the home or the HOA fees. Many lifestyle activities are free or resident-led, while specific activities and outings may carry a ticket price, billed through the association's resident-only portal or paid at the front desk of the social building.
