The hospital in Wood County that the health system itself describes is UT Health Quitman. UT Health East Texas says it is a designated critical access hospital serving Wood County with 25 private inpatient rooms, a 24-hour emergency department that is a Level IV trauma center and Level IV acute stroke ready facility, surgical suites, imaging, a sleep lab and cardiopulmonary rehabilitation. A critical access hospital is small by design, so residents who need major cardiac, cancer or neurological care typically look to larger centers; the association's list includes Tyler and Longview hospitals, and this region's Tyler and Longview records describe those systems. The association says the Wood County Sheriff's Office is the official law enforcement agency while its own security department answers calls for service, and emergencies go through 911. Medicare coverage varies by plan and provider, so confirm that a preferred hospital or specialist is in network.

The association's amenities page lists four lakes by name (Holly Lake, Cattail Lake, Whispering Winds Lake and Greenbriar Lake), beaches, a boat ramp and fishing docks, a kayak launch, an 18-hole golf course with driving range and pro shop, a fitness center, pool, tennis and pickleball courts, miniature golf, disc golf, beach volleyball, a dog park, a pool hall, horseshoes, an air park, a gun range with a mandatory class, RV and boat storage and four short nature trails. Bistro 19 Restaurant & Bar operates by the course, and the community's Mudhen coffee shop and restaurant serves breakfast, lunch and dinner on a weekly schedule. Residents do not need a fishing license on the private lakes inside the gates, according to the association.
Social life is organized through clubs. The association's club page lists quilting and crafts, a book club, bridge, bunco, darts, billiards, bingo, a volunteer-staffed community library, church groups, a Kiwanis club, a Daughters of the American Revolution chapter, a telephone reassurance service for residents who live alone, and a volunteer fire department booster group, among others. Community rules cover noise, speed (25 miles per hour inside the gates), leashed dogs, wildlife feeding and golf cart use. Short-term rentals are permitted under an association policy that defines short-term as under thirty-one days and requires a permit, so buyers who want quiet should read that policy and the rules before choosing a section.
Housing in Holly Lake Ranch
Homes are single-family houses and cabins on lots in numbered sections, each with its own recorded restrictions; the association's document page lists restrictions for Sections 1 through 10 and an air park subdivision. A buyer needs the restrictions for the specific section, because ARA permits are required for new construction, additions, fences, outbuildings, docks, generators, solar devices and tree removal, and the association's FAQ says fences may not exceed four feet. Maintenance fees are per lot, so owners of several lots pay for each unless a grandfathered combined-lot agreement applies.
The association also sells a small number of lots it owns. These are the association's posted listing prices on that date, not market values for built homes. For built homes, use current listings, an appraisal and a survey, and confirm in writing that dues are paid and that no violations are open.
How the association governs and enforces
The bylaws make ownership of a lot the condition of membership and give the board authority to adopt rules, impose assessments and levy individual charges, including fines and the cost of bringing a property into compliance. Special assessments that need a membership vote are described in the bylaws. The association's compliance page says security officers patrol daily, that some violations such as traffic, boating, hunting, littering and unauthorized tree cutting are treated as incurable and may be cited immediately, and that for curable violations the association tries personal contact first and otherwise follows Chapters 202, 207 and 209 of the Texas Property Code. Gate access is by an RFID tag on each vehicle for owners, registered at the administration office with proof of residency and payment; visitors without a tag receive a printed pass, and owners who choose not to buy a tag must collect a printed pass at the security office that is good for up to seven days at a time.
