About Holly Lake Ranch

Holly Lake Ranch is in Holly Lake Ranch, in the East Texas Lakes & Piney Woods region of Texas. Developer: Holly Lake Ranch Association (property owners association). Status: Open. Not age-restricted; it is included for retiree-oriented amenities.

Holly Lake Ranch is run by the Holly Lake Ranch Association, a property owners association with an administration office at 220 Holly Lodge Circle. Membership is tied to lot ownership: the bylaws say ownership of a lot in any Holly Lake Ranch subdivision is required for membership, and membership ends when the person ceases to own a lot. The community is gated, with its own security department, a volunteer fire department nearby but separate from the association, and the Wood County Sheriff's Office as the official law enforcement agency. The surrounding setting and the place-level facts (taxes, climate, hospitals) are in the Holly Lake Ranch place record; this page covers the community itself.

This is a retirement-friendly all-age community rather than an age-restricted one. The association markets lakes, golf and a quiet wooded setting, and the Census Bureau's estimates show a very old resident population, but the bylaws and the 2025 rules and regulations contain no age requirement for residents, and the association's own mission statement speaks of families, wildlife and nature rather than of an age-qualified community. Buyers who want a 55-plus restriction, with the occupancy rules that come with one, should look at the age-restricted communities elsewhere in the state and read the 55-plus versus all-age guide.

The community was built out in sections over many years. The association's document page lists recorded subdivision restrictions for Sections 1 through 10, several of them amended in 2016, plus country house and Holly Hill subdivisions and an air park, and it separately posts the bylaws, the articles of incorporation, a financial policies manual, access control guidelines, a short-term rental policy and a recreational easement. Because restrictions differ by section, a buyer should obtain the restrictions and the plat for the specific lot and read them with the bylaws before closing.

Daily life centers on the amenities and the clubs. The association lists four named lakes with beaches, docks, a boat ramp and a kayak launch, a championship 18-hole course built in 1974, an indoor and outdoor recreation mix that includes a fitness center, pool, tennis, pickleball and miniature golf, a gun range with a mandatory class, RV and boat storage, and nature trails. More than a dozen clubs meet on posted schedules, from quilting and bridge to a volunteer library and a telephone reassurance service for residents who live alone. Gate access uses an RFID tag on each registered vehicle, and the security page sets a 25 miles-per-hour limit inside the gates.

Age restrictions at Holly Lake Ranch

The bylaws and the May 6, 2025 rules and regulations contain no age requirement for residents or owners; the rules mention ages only as limits on specific activities. The community is therefore treated as all-age. Subdivision restrictions are recorded section by section and the association lists them on its document page, so the restrictions for a specific lot should be checked before purchase.

Housing types at Holly Lake Ranch

  • Single-family homes and cabins on numbered-section lots
  • Golf-course, lakefront and wooded lots
  • Vacant lots held by owners and by the association

Pricing at Holly Lake Ranch

The association does not set resale prices. The Census Bureau's 2019-2023 estimate of the median owner-occupied home value for the Holly Lake Ranch census designated place is $239,400, which describes the whole community and not a specific lake or golf-course lot. On October 8, 2026 the association's own for-sale page listed association-held lots in several sections, with amounts such as $2,500, $5,000, $6,500, $7,500 and $8,000. Those are the association's posted listing amounts for vacant lots on that date and say nothing about the price of a built home. Always confirm current listings and ask for a survey and a dues payoff letter.

HOA and fees at Holly Lake Ranch

The bylaws provide that each member is assessed an annual maintenance fee, calculated per lot and payable annually or in monthly installments, with grandfathered combined-lot agreements honored. The board may change the fee but not by more than ten percent of the previous year's fee in a given year, with at least thirty days' notice to members. The board may also impose assessments needed to maintain the property or to meet a court order or legal requirement, and it may levy individual charges for compliance costs, late charges, damage and unpaid fines. The current dollar amount of the maintenance fee is set by the board and should be requested from the administration office in writing with the effective date, because no dated fee schedule is relied on here.

The association's financial policies describe golf membership fees as annual fees set by the board that give property owners paid greens fees and use of a private cart for the year, while owners who do not join may play by paying the established fees each time; the golf page says public play is available on a limited basis. The fitness center requires an access card obtained from administration for a fee, vehicle gate tags carry a cost per vehicle, and the association rents RV and boat storage spaces by availability. A refundable $10 sign deposit applies per garage sale sign, up to four signs. The amounts for golf membership, the fitness card and tags are not given here because they are not tied to a dated schedule.

The Census Bureau's 2020 place list shows Holly Lake Ranch as a census designated place, not an incorporated city, so no city property tax is expected; confirm on the tax statement. The Comptroller's directory for Wood County lists the county, eleven school districts including Hawkins and Harmony, Wood County Emergency Services District No. 1, Wood County Central Hospital District and the Upper Sabine Valley Solid Waste Management district among active taxing units. Whether a given lot lies inside a particular special district should be confirmed with the Wood County Appraisal District; the community's association fee is separate from any of these taxes.

Healthcare near Holly Lake Ranch

No hospital is inside the gates. UT Health East Texas describes UT Health Quitman as a designated critical access hospital serving Wood County, with 25 private inpatient rooms and a 24-hour emergency department that is a Level IV trauma center and Level IV acute stroke ready facility. The association's area clinics list also names clinics in Hawkins, Gilmer, Mineola and Lindale and the larger hospitals of Tyler and Longview. The association gives addresses rather than drive times, so test the route to the emergency room you would use, at different times of day, before buying. Emergencies go through 911, and the association's security department also responds to calls for service.

Airport access from Holly Lake Ranch

The community has an air park subdivision for private aircraft. The association's materials do not name a commercial airport or give a drive time, and none is quoted here. The commercial service available in this region, at Tyler Pounds Regional Airport, is described in the Tyler record, and many residents of East Texas also fly from Dallas-area airports; check the route and travel time yourself before relying on either.

Why Holly Lake Ranch is included

Holly Lake Ranch is an established, all-age gated lake and golf community in Wood County whose residents skew old: the Census Bureau's American Community Survey 2019-2023 estimates put 48.5 percent of residents at 65 or older and the median age at 63.3, and it offers golf, lakes, a fitness center and a dense club calendar. It is included as a retirement-friendly all-age community, not a 55-plus restricted one.
