In the Rio Grande Valley it is the Gulf-side counterpart to the inland cities of McAllen, Mission and Harlingen. The Census Bureau's American Community Survey 2019-2023 five-year profile estimates 2,852 residents with a median age of 59.0 years, and 952 residents, or 33.4 percent, are 65 or older. The population margin of error is large, about 525 people, which is typical of a small town.

The town's finance page lists a total sales tax of 8.25 percent, made up of the state's 6.25 percent, an economic development rate of 0.50 percent and the city's 1.50 percent. The town's finance page, viewed October 8, 2026, lists a property tax rate of $0.262159 for each $100, made up of $0.187175 for maintenance and operations and $0.074984 for debt service, links the ad valorem ordinance for 2025-26 and says residents of South Padre Island pay property tax to six separate taxing authorities.
Exemptions reduce taxable value; they are not cash payments. The Texas Comptroller states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 exemption on a residence homestead and Section 11.13(c) an additional $60,000 for homeowners who are 65 or older or disabled, and that other taxing units may adopt local option exemptions. A homestead exemption applies only to a residence homestead, so it does not reach a second home or a rental. Insurance and risk in South Padre Island
South Padre Island is in Cameron County, one of the 14 first-tier coastal counties that the Texas Windstorm Insurance Association lists as its designated area. The Texas Department of Insurance explains that a coastal homeowners policy might not cover wind and hail damage, that many people buy a separate windstorm policy from the association, and that a lender is likely to require windstorm coverage on a mortgaged coastal home. To buy an association policy, the applicant must have been turned down by a private insurer, most structures need a certificate of compliance showing they meet building codes, properties in the flood zones V, VE or V1-30 built or substantially altered on or after September 1, 2009 must show proof of flood insurance, and no new coverage can be bought while a hurricane is in the Gulf of Mexico. Premiums are not quoted here because they depend on the structure, elevation and address.
Storm surge is the hazard that most distinguishes the island. The National Weather Service Brownsville/Rio Grande Valley office says surge poses the greatest threat to life and property for the lower Texas coastal communities, including the Town of South Padre Island, and that most communities on the Lower Texas Coast are below 10 feet in elevation. It says a computer simulation of a large, slow hurricane making landfall near or just south of the mouth of the Rio Grande shows the town completely inundated. The same office's hurricane history reports a 13 foot surge in September 1933 that leveled all dunes on the island and produced more than 40 separate cuts, a storm tide of 8 to 14 feet across South Padre Island in Hurricane Beulah in 1967, flooding from surge in Hurricane Gilbert in 1988, severe beach erosion from Hurricane Ike in 2008, and a 3 to 4 foot peak surge from Hurricane Dolly in 2008 along with frequent hurricane-force gusts.
FEMA states that most homeowners insurance does not cover flood damage and that flood insurance is a separate policy. The National Weather Service adds that a flood policy takes effect 30 days after the first payment and signing, and that elevated structures or those with breakaway ground floors can offer protection from minor to moderate surge events but not from a surge comparable to Ike or Katrina. The town's emergency pages state that the mayor will declare a mandatory evacuation, announced through the media, the town website or the 1-800-OKPADRE number, and the town runs an emergency notification system and a voluntary registry for residents with access and functional needs. Hurricane season runs June 1 to November 30. A retiree with mobility or medical needs should plan departure well before a mandatory order.

The page names no hospital on the island and no single receiving hospital, so a household should find out which mainland hospital its physicians and its Medicare or private plan network favor and how long the trip takes in ordinary traffic and in an evacuation.

Climate in South Padre Island
South Padre Island has no climate-normals station of its own. The National Centers for Environmental Information's 1991-2020 monthly normals for the Brownsville station, on the mainland, are used here as a regional reference, and island readings may differ. At that station the normal daily high averages 72.6 degrees Fahrenheit in January, 95.0 in July and 96.3 in August, with an average January low of 53.1. The normals count 29.0 days at or above 90 degrees in July and 29.5 in August, and calculated from the monthly counts that is about 140.4 days a year at or above 90 and about 2.1 at or above 100. Freezing nights are rare, with monthly normals of 0.5 days at or below 32 degrees in January, 0.2 in February and 0.2 in December.

The town's Shoreline Department says South Padre Island is a barrier island and that it maintains 5 miles of linear beachfront and 170 acres of recreational beach, along with about 400 trash barrels, to sustain the local tourism-based economy. The town operates a convention center, which its website says it is working to expand because the island depends on tourism, a community center, a pickleball program and Island Metro, a fare-free deviated fixed-route bus that runs within South Padre Island and Port Isabel and is funded in part through the Texas Department of Transportation's rural transit program. Visit Harlingen's older brochure says the beaches and Laguna Madre fishing are about 30 miles from Harlingen.
Because the economy is seasonal and visitor-oriented, daily life on the island changes with events and crowds; the town's website lists traffic management plans for events such as the Longest Causeway Run & Fitness Walk. A retiree should visit in more than one season before buying.
Housing in South Padre Island
The 2019-2023 profile counts 5,843 housing units, of which 1,511 are occupied, or 25.9 percent, and 4,332 are vacant, or 74.1 percent. Of the occupied units, 1,000 are owner-occupied (66.2 percent) and 511 are rented. The survey does not break out why homes are vacant, so the figure should be read as a sign that second homes, vacation rentals or other seasonal uses make up a large share of the stock, not as a count. The town's website has a section on short-term rentals and the hotel occupancy tax. Check association rules, flood zone, elevation and the building's windstorm certification before making an offer.
