Del Webb Bridgeland is a Del Webb community at 21606 Denton Creek Drive, Cypress, Texas 77433, inside Bridgeland, the master-planned community that Howard Hughes Communities develops in Northwest Harris County. Bridgeland's announcement dated October 1, 2026 says that Del Webb is now selling in Creekland Village and describes it as a series of homes in a gated setting for pre-retirement and retirees. The developer's page says Now Open for Sales and describes a vibrant new chapter of 55+ living. The place is described in Cypress and in Houston, The Woodlands & Northwest.

The Del Webb amenity set, per the developer's page and Bridgeland's announcement, includes a private clubhouse, a resort-style outdoor pool and spa pool, a fitness center, a movement and fitness studio, indoor and outdoor pickleball courts, a golf simulator, multi-purpose gathering rooms, an outdoor kitchen and pizza oven, fire pits, community garden spaces, an event lawn and a speakeasy-style lounge, with a full-time lifestyle director and a variety of clubs and classes. Entry to the Del Webb area is through a private gate. These are layered on top of the Bridgeland amenities that all residents share, which the Del Webb page lists as more than 3,000 acres of lakes, trails and open space, stocked lakes with fishing access, kayak and paddleboat launches, a disc golf course and access to Bridgeland Central for shopping and dining. Bridgeland's announcement says 28% of the community is dedicated to green space.

Bridgeland's own site describes the master plan as 11,500 acres with 250 miles of trails, 75 or more parks, retail and restaurant space and about 70,000 residents at buildout, and it says students are served by Cy-Fair ISD and Waller ISD, with Katy ISD planned for the southern part of Prairieland Village. The developer pages do not say which school district and which taxing districts apply to a Del Webb home, so confirm both on the property's tax statement and in the seller's notice.

Bridgeland is still being built out: its pages list new villages, builders and retail still opening. A buyer should ask what portions of the amenity package, roads and commercial areas are complete at the time of purchase, and should read the plat, the declaration and any phasing disclosures.

Bridgeland's October 2026 announcement says the Distinctive Series starts in the low $400s and the Echelon Series in the low $500s, with homes ranging from approximately 1,600 to 2,700 square feet, one and two stories, and two and three bedrooms. The announcement is dated October 1, 2026, and also describes six model homes. Prices change with plan, lot, options and incentives. For context, the Census Bureau's 2019-2023 estimate of the median owner-occupied home value is $384,400 in ZIP Code Tabulation Area 77433, which describes existing and new housing across the area and not this community.

HOA and fees at Del Webb Bridgeland

Bridgeland publishes an assessment schedule for 2025. It lists a Bridgeland Council general maintenance fee of $665.00 and, in addition, a village association general maintenance fee, which is $690.00 for Creekland Village, plus subdivision-specific assessments where they apply. It says annual assessments are due on January 1, are delinquent on February 1, and that payments received on or after February 1 are late. The schedule contains no line for a Del Webb section, so what the Del Webb homeowners pay, and for what, must be obtained from the Del Webb association's own budget and documents. The schedule is for 2025 and rates change each year.

The Del Webb clubhouse, pool, fitness center and pickleball courts are described as exclusive to Del Webb residents, but the developer's pages give no membership or usage fee. Ask whether access is included in the association dues, and what is charged separately for programs, classes or guests.

Bridgeland's homebuyer page links a combined tax-rate guide and an HOA-rate guide for each of its villages, including Creekland. The Harris County Tax Assessor-Collector's table for tax year 2025 lists Cypress-Fairbanks ISD at 1.0669000, Waller ISD at 1.0626000, and a series of Harris-Waller Counties municipal utility districts with rates from 0.6800000 to 1.5000000, among many other districts; the Del Webb page does not say which, if any, apply.
