Cypress is a place name and mailing address in northwest Harris County, not an incorporated city. The Census Bureau's Texas place file for 2020 lists no place named Cypress in Harris County, so there is no city profile, city tax rate or city council to point to. Instead, an address with a Cypress mailing address, typically ZIP 77429 or 77433, is served by Harris County, a school district, and often a municipal utility district or other special district. Houston Methodist's Cypress hospital is listed at 24500 Northwest Fwy. in ZIP 77429, and Del Webb Bridgeland is at 21606 Denton Creek Drive in ZIP 77433. Bridgeland describes itself as strategically located in the heart of Northwest Harris County. Cypress is described in Houston, The Woodlands & Northwest.

For retirees the draw is newer housing in master-planned communities, hospital and clinic access along US 290, and a 55+ option, Del Webb Bridgeland. The tradeoffs are layered taxes that depend on which districts cover a parcel, a younger age profile than the region's older suburbs, and flood questions that must be answered address by address. Because Cypress is not a Census place, this page uses the Census Bureau's American Community Survey 2019-2023 estimates for two ZIP Code Tabulation Areas. For 77429 the estimates are a population of 95,938, a median age of 36.9, 9,969 residents aged 65 and over (10.4 percent), a median household income of $117,931, a median owner-occupied home value of $342,300, a median gross rent of $1,684, and median owner costs with a mortgage of $2,375 a month. For 77433 the estimates are a population of 112,211, a median age of 33.6, 8,646 residents aged 65 and over (7.7 percent), a median household income of $137,348, a median home value of $384,400, a median gross rent of $1,904 and median owner costs with a mortgage of $2,666. Those areas also estimate that 82.1 percent and 80.1 percent of occupied homes are owner-occupied, with 33,137 and 34,420 housing units. ZIP areas can extend beyond what a buyer thinks of as Cypress, and survey estimates carry margins of error.

The age profile matters: the 65-and-over shares are lower than in The Woodlands, where the Census profile puts the share at 14.5 percent, so Cypress is a mixed-age market, and 55+ communities such as Del Webb Bridgeland are a small part of it. Property taxes in Cypress

Property tax in Cypress is levied by several overlapping units and valued by Harris Central Appraisal District, which lists an office at 13013 Northwest Freeway in Houston. The Harris County Tax Assessor-Collector's rate table, for tax year 2025, lists Harris County at 0.3809600 per $100 of taxable value, the Harris County Flood Control District at 0.0496600, the Harris County Hospital District at 0.1876100, Lone Star College System at 0.1060000 and Cypress-Fairbanks ISD at 1.0669000. Cypress-Fairbanks ISD's own October 28, 2025 announcement states a 2025 rate of $1.0669 per $100, made up of $0.6669 for maintenance and operations and $0.40 for debt service, a reduction of $0.02 from 2024.

As an illustration of the arithmetic only, adding those five 2025 rates gives 1.79113 per $100. In our arithmetic, a single municipal utility district at 0.8000000, one of the rates in the same table, would bring that to 2.59113. Rates differ by district and year, so use the combined rate for the specific parcel from the tax office, not an illustration. The table lists many districts, including Harris County MUD #273 at 0.8000000 and MUD #588 at 1.5000000, and several Harris-Waller Counties MUDs; whether any applies to an address is shown on its tax statement.

Exemptions reduce taxable value; they are not cash payments. Cypress-Fairbanks ISD's announcement says the district also offers a local optional homestead exemption of 20% of the appraised value and describes the then-current $100,000 state homestead exemption, with ballot propositions pending to raise it to $140,000 and to raise the over-65 or disabled exemption from $10,000 to $60,000. The Texas Comptroller now states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 residence homestead exemption and that Section 11.13(c) requires an additional $60,000 for homeowners aged 65 or older or disabled. Exemptions are applied for with HCAD, which the Harris County Tax Office says administers them; the tax office adds that a homeowner with an over-65 or disabled exemption may request to pay property taxes in four equal payments without penalty and interest, and that a deferral of delinquent taxes accrues 5% annual interest. Municipal utility districts are the main reason Cypress tax bills can differ sharply between neighbors. The Texas Commission on Environmental Quality explains that a MUD provides water, wastewater and drainage service and may levy a maintenance tax with voter approval, and that when voters authorize unlimited tax bonds the board must levy an annual property tax on all property in the district sufficient to cover its debt. TCEQ's guide says sellers in a district usually must give buyers a notice that states the district's authorized and issued bonds and current tax rate. Insurance and risk in Cypress

Flood exposure in Cypress is parcel-specific. The Harris County Flood Control District says a major flood occurs somewhere in Harris County about every two years, that most flooding is in areas developed before the current understanding of flood potential, and that everyone lives in a flood zone because you do not need to live near water to be flooded. Harris County voters approved $2.5 billion in bonds for flood damage reduction projects on August 25, 2018. The district also runs a flood warning system with rainfall and channel-status maps and alerts. Check the Federal Emergency Management Agency flood map for the specific address and ask for the property's flood history.

FEMA states that any place with a 1 percent or higher chance of flooding each year is considered high risk and that floods do not follow property lines. Most homeowners insurance does not cover flood damage; flood insurance is a separate policy, required in high-risk areas for homes with government-backed mortgages. For windstorm, the Texas Windstorm Insurance Association's designated area includes parts of Harris County east of Highway 146, so whether TWIA applies depends on where the parcel is. Houston Methodist Cypress Hospital, at 24500 Northwest Fwy., describes itself as the system's ninth hospital, with 100 beds on the US 290 corridor. The same campus lists the Neal Cancer Center, a breast care center and primary care offices, and the system lists a 24-hour Houston Methodist Emergency Care Center in Cypress at Fairfield Creek. Houston Methodist Willowbrook Hospital is listed at 18220 State Hwy. 249. Further in, the Texas Medical Center describes itself as the world's largest medical complex; Memorial Hermann-Texas Medical Center is one of only two certified Level I trauma centers in the greater Houston area, and Houston Methodist Hospital is at 6565 Fannin St. No drive time is given here because it varies by hour and route. Confirm that your Medicare plan network includes the hospital you prefer.

Climate in Cypress

Cypress is hot and humid. NOAA's 1991-2020 normals for Houston Intercontinental Airport, the regional reference station used here, show an average July high of 94.5 degrees Fahrenheit and an August high of 94.9 degrees, with 27.3 days in July and 27.1 in August on average at or above 90 degrees. Rainfall normals are 6.00 inches in June and 5.46 inches in October. The station is not in Cypress, so local conditions can differ.

Lifestyle and recreation in Cypress

Bridgeland, the largest master-planned community in the area, describes 11,500 acres, 250 miles of planned and existing trails, more than 3,000 acres preserved for parks, lakes, trails and open space, 800 acres of lakes and waterways with catch-and-release fishing, and activity centers with pools, pickleball courts and lazy rivers. Its schools page says students are served by Cy-Fair ISD and Waller ISD, with Katy ISD planned for the south part of one village. That is a developer's description, and amenities at other Cypress communities differ.
