Katy vs Cypress: the short answer

Katy and Cypress sit on the western and northwestern edges of the Houston area, both in the Houston, The Woodlands & Northwest region, and both are family-oriented suburbs rather than retirement towns. They are also built differently. Katy is an incorporated city that spans parts of Fort Bend, Harris and Waller Counties. Cypress is a place name and mailing address in northwest Harris County: the Census Bureau's 2020 Texas place file lists no place named Cypress in Harris County, so there is no city profile, city tax rate or city council. Each has one main 55+ option, Heritage Grand at Cinco Ranch in Katy and Del Webb Bridgeland in Cypress.

Three cautions apply throughout. First, the Census figures are not like-for-like: Katy's come from the city as the Census defines it, which is smaller than the Katy ISD area or the Katy mailing area, and Cypress's come from two ZIP Code Tabulation Areas, 77429 and 77433, which approximate but do not equal ZIP codes. Second, tax figures are for tax year 2025 from the Harris County Tax Assessor-Collector, the Fort Bend County worksheet and the Texas Comptroller's files, and a parcel's bill depends on its county, school district and any utility district. Third, hospital and community descriptions are the operators' own and are not quality ratings. Choose Katy if

  • You want a city with its own government and a published city rate (the City of Katy at 0.4250000 per $100 in tax year 2025), and you accept that a Katy mailing address does not tell you the county, city or utility districts that tax a home.
  • You want an established, built-out gated 55+ community whose recorded declaration contains an age restriction and whose association publishes 2026 monthly dues of $358 or $508 that include exterior and yard services.
  • You want a hospital in the city with a 24-hour emergency room and a Level III trauma designation, Memorial Hermann Katy Hospital, plus a freestanding Houston Methodist emergency center in Cinco Ranch.
  • You accept a higher school rate in return for a city and a hospital inside it: Katy ISD is listed at 1.1171 per $100 for tax year 2025, against 1.0669 for Cypress-Fairbanks ISD.

Choose Cypress if

  • You want new construction in a 55+ setting: Del Webb Bridgeland in Creekland Village is marketed as 55+ with prices from $414,990 on the developer's page, inside a master plan of 11,500 acres and 250 miles of trails.
  • You prefer Cypress-Fairbanks ISD's 2025 total of 1.0669 per $100 to Katy ISD's 1.1171, and a Harris County address with no city tax line, while accepting that a municipal utility district can add 0.8000000 or more.
  • You want a newer hospital campus on the US 290 corridor, Houston Methodist Cypress Hospital with 100 beds and a 24-hour emergency care center nearby, and you are comfortable with a younger age profile, with 10.4 and 7.7 percent of residents aged 65 and over in the two ZIP areas.
  • You are comfortable confirming the school district and taxing districts for each Bridgeland village on the tax statement and the seller's notice, since the developer's pages do not say which apply to a Del Webb home.

Katy and Cypress: best for, and think twice if

Katy

Best for

  • Buyers who want a gated 55+ community and a hospital in the same area: Heritage Grand at Cinco Ranch and Memorial Hermann Katy Hospital, an inpatient hospital with a 24-hour emergency room, are both in the Katy area.
  • If you prefer newer housing: the ACS puts 30.8% of Katy's housing units in the 2010s and 9.6% from 2020 on, which the sources tie to fewer major system replacements in the first years.

Think twice if

  • Think twice if you want a retirement-town setting outside Heritage Grand: only 12.0% of Katy residents are 65 or older, and the sources call the profile family-oriented.
  • Buyers comparing homes should note that two similar houses can be taxed differently: the City of Katy is 0.425 and Katy ISD 1.1171 per $100, and Cinco MUD rates run from 0.22 to 0.3 on top of county lines.
  • Flood exposure is address-specific and handled by different agencies on each side of the county line; Harris County flags the Addicks and Barker Reservoir watersheds, so check the FEMA map for the exact parcel.

  • Buyers who want a hospital on the US 290 corridor: Houston Methodist Cypress Hospital has 100 beds, and the system lists a cancer center and a 24-hour emergency care center in Cypress.
  • If you want a higher-income ownership market: the two ZIP areas show median owner-occupied values of $342,300 and $384,400, with owner-occupancy above 80 percent of occupied homes.

Think twice if

  • Think twice if tax predictability matters: municipal utility districts can differ sharply between neighbors, with Harris County MUD #588 listed at 1.5000000 per $100 on top of county, school and college rates.
  • Buyers should check flood risk by parcel: the Harris County Flood Control District says a major flood occurs somewhere in the county about every two years, and that everyone lives in a flood zone.
  • Think twice if you want a retiree-heavy area: the 65-and-over shares are 10.4 and 7.7 percent in the two ZIP areas, below The Woodlands' 14.5 percent, and Cypress is not an incorporated city.

It lists Harris County at 0.3809600, the Harris County Flood Control District at 0.0496600, the Harris County Hospital District at 0.1876100 and Katy ISD at 1.1171000, made up of 0.7271000 and 0.3900000. For example, the city, county, flood control, hospital district and Katy ISD rates add to 2.16033 per $100 for an address in the Harris County part of Katy, our arithmetic, before any college or utility district.The same Harris table lists Lone Star College System at 0.1060000 and Cypress-Fairbanks ISD at 1.0669000, alongside the same county, flood control and hospital district rates. Cypress-Fairbanks ISD's October 28, 2025 announcement states a 2025 rate of $1.0669 per $100, made up of $0.6669 for maintenance and operations and $0.40 for debt service, a reduction of $0.02 from 2024. For example, the five rates add to 1.79113 per $100, our arithmetic, and one utility district at 0.8000000 would bring that to 2.59113. The Katy and Cypress examples are not built from the same five units, since one includes a city and the other a college.
Fort Bend County side of KatyFort Bend County's 2025 tax rate and exemption worksheet lists the City of Katy at 0.425000, the same figure as the Harris table, and a county general fund rate of 0.412000 with a separate drainage rate of 0.010000. Katy ISD is listed in both the Harris County and Fort Bend County rows of the Comptroller's 2025 school-district file at a total of 1.1171. The Harris hospital district and flood control rates above belong to Harris County parcels, so a Fort Bend parcel has a different county stack.Cypress has no Fort Bend side. Its county units are Harris County's, so the table that matters for a Cypress parcel is the Harris County Tax Assessor-Collector's, and the Fort Bend worksheet does not apply. Bridgeland's own pages say its students are served by Cy-Fair ISD and Waller ISD, with Katy ISD planned for the southern part of Prairieland Village, so a Bridgeland address can fall in more than one school district.
Homestead and age-65 exemptions: what each unit publishesThe Fort Bend County worksheet lists a 20 percent or $5,000 homestead exemption, whichever is greater, for the City of Katy and for the county. Its text layer does not separate the local over-65 columns reliably, so no local over-65 amount is stated for Katy here; confirm the amount with the City of Katy and with the appraisal district for the county the home is in. Fort Bend Central Appraisal District publishes an exemption amounts table by year.Harris Central Appraisal District says Harris County provides a 20 percent optional homestead exemption to all homeowners. Cypress-Fairbanks ISD's October 2025 announcement says the district offers a local optional homestead exemption of 20% and describes the then-current $100,000 state exemption with ballot propositions pending, while the Texas Comptroller now states that school districts must provide a $140,000 residence homestead exemption and an additional $60,000 for homeowners aged 65 or older or disabled. Those are different dates, so treat them as separate figures.
Tax ceilings and payment options for owners 65 and olderThe school-tax ceiling that comes with the over-65 exemption applies only to school district taxes. Tax Code Section 11.261 lets a county, city or junior college district adopt its own limit for an older owner's homestead, but only a unit that has done so offers one. The Harris and Fort Bend documents used here do not list freeze status by unit, so ask the appraisal district which Katy units have adopted a ceiling. Exemptions reduce taxable value and are not cash payments.The same statewide rule applies in Cypress, where the units are Harris County, a school district, a college and any utility district. The Harris County Tax Office says a homeowner with an over-65 or disabled exemption may request to pay property taxes in four equal payments without penalty and interest, and that a deferral of delinquent taxes accrues 5% annual interest. Exemptions are applied for with Harris Central Appraisal District, which administers them.
Municipal utility districtsThe Comptroller's 2025 file lists utility districts that serve Cinco Ranch, with total rates of 0.22 for Cinco MUD #2, 0.232 for #3, 0.30 for #5, 0.2454 for #6, 0.2242 for #7 and 0.2942 for #9, and other Cinco districts at zero. Those rates are in addition to the county, school and city lines. A home in one district may pay noticeably more or less than a similar home a few streets away. The Texas Commission on Environmental Quality says sellers in a district usually must give buyers a notice that states the district's bonds and tax rate.Utility districts are the main reason Cypress bills differ between neighbors. The Harris table lists many districts, including Harris County MUD #273 at 0.8000000 and MUD #588 at 1.5000000, and several Harris-Waller Counties districts with rates from 0.6800000 to 1.5000000. Whether any applies to an address is shown on its tax statement. Bridgeland's homebuyer page links a combined tax-rate guide and an HOA-rate guide for each village. Hospitals and emergency careMemorial Hermann Katy Hospital, at 23900 Katy Fwy., has a 24-hour emergency room, and its system page says it is the only Level III trauma center in Katy, equipped to stabilize patients for transfer to Memorial Hermann-Texas Medical Center. Houston Methodist West Hospital, which describes more than 200 beds, has a Houston mailing address at 18500 Katy Frwy. Houston Methodist's Emergency Care Center in Cinco Ranch, at 26000 FM 1093, is open 24 hours but is a freestanding emergency center, not an inpatient hospital.Houston Methodist Cypress Hospital, at 24500 Northwest Fwy., describes itself as the system's ninth hospital, with 100 beds on the US 290 corridor. The campus lists the Neal Cancer Center, a breast care center and primary care offices, and the system lists a 24-hour emergency care center in Cypress at Fairfield Creek. Houston Methodist Willowbrook Hospital is listed at 18220 State Hwy. 249. For specialty care, both places look to the Texas Medical Center, a separate trip. Confirm that your Medicare plan network includes the hospital you prefer.
Flood exposureThe Harris County Flood Control District says a major flood occurs somewhere in Harris County about every two years, and its developer guidance names the Addicks and Barker Reservoir watersheds as areas with supplemental criteria. Fort Bend County publishes its own drainage criteria manual, which addresses leveed areas along watercourses such as the Brazos River. Katy's flood exposure is address-specific and handled by different agencies on each side of a county line, so ask which drainage or levee district serves the street.The same district says most flooding is in areas developed before the current understanding of flood potential, that everyone lives in a flood zone, and that Harris County voters approved $2.5 billion in bonds for flood damage reduction projects on August 25, 2018. The Harris County Flood Warning System shows rainfall and channel status. FEMA states that any place with a 1 percent or higher chance of flooding each year is considered high risk and that most homeowners insurance does not cover flood damage, a point that applies in both places.
Wind, hail and hurricane exposureThe Texas Windstorm Insurance Association's designated area is the 14 first-tier coastal counties and parts of Harris County east of Highway 146; Fort Bend and Waller Counties are not on that list. Katy's housing stock is young, with 30.8 percent of units built from 2010 through 2019 and 9.6 percent from 2020 on, so roofs will age together. The Texas Department of Insurance notes that some insurers switch an aging roof to actual cash value coverage. Premiums are not quoted.For windstorm, the same designated area includes parts of Harris County east of Highway 146, so whether TWIA applies to a Cypress parcel depends on where it is. Heat: one reference station for bothNOAA's 1991-2020 normals for Houston Intercontinental Airport, the reference station used for both places, show an average July high of 94.5 degrees Fahrenheit and an August high of 94.9, with 27.3 days in July and 27.1 in August at or above 90 degrees. The station is not in Katy, so local conditions can differ.The same station shows a July average low of 75.7 degrees and rainfall normals of 6.00 inches in June and 5.46 inches in October. It is not in Cypress either. Because one station is the reference for both places, climate does not separate them; see the guide to summer heat and humidity by region.
AirportsHouston Airports operates George Bush Intercontinental Airport, which it describes as 23 miles north of Downtown Houston, with 26 passenger airlines and nonstop service to over 189 destinations, and William P. Hobby Airport, with 7 passenger airlines and nonstop flights to 81 destinations. Neither airport is in Katy, and the official pages give no drive time from Katy.Bridgeland's site notes direct access to the Grand Parkway, but no official drive time to either Houston airport is given for Cypress. The airport figures above are Houston Airports' own and are the same for both places, and the drive depends on the starting point and the hour, so test the route at the hours you would travel.
55+ communitiesHeritage Grand at Cinco Ranch is a gated, built-out community of 650 homes, 552 detached and 98 duplex townhomes, built from 2002 to 2010. Its recorded declaration says no person under 19 may reside in a residence for more than 60 total days in a calendar year and that at least 80 percent of occupied residences must have a qualifying occupant aged 55 or older. The association's guideline lists 2026 monthly dues of $358 for stand-alone homes and $508 for duplexes, and every purchase is a resale.Del Webb Bridgeland is a gated new-construction community at 21606 Denton Creek Drive that Del Webb markets as 55+. The developer's page lists single-family homes starting at $414,990 with 1,600 to 2,712 square feet. Its age rules come from recorded documents that a buyer should obtain, since the developer's pages do not set them out. Bridgeland's 2025 assessment schedule lists a general maintenance fee of $665.00 and a Creekland Village fee of $690.00, with no line for the Del Webb section.
Lifestyle and amenities around the communitiesThe developer of Cinco Ranch says it is now complete and divided into two homeowner associations, split at Katy-Gaston Road. Heritage Grand's amenity guideline describes Cinco Ranch recreation available to residents, including six pools, a beach club, boat docks, fishing lakes, tennis courts and trails. LaCenterra at Cinco Ranch describes itself as a Main Street style center of shopping, dining and events, with a primary care clinic and dental care in its directory.Bridgeland describes 11,500 acres, 250 miles of planned and existing trails, more than 3,000 acres of parks, lakes, trails and open space, and 800 acres of lakes and waterways with catch-and-release fishing. Bridgeland is still being built out, so a buyer should ask what portion of the roads, amenities and commercial areas is complete at the time of purchase. That is a developer's description, and amenities at other Cypress communities differ.
Age profile, income and housing, ACS 2019-2023The survey estimates Katy city's population at 23,900, a median age of 36.0 and 2,860 residents aged 65 and over, which is 12.0 percent. Median household income is $107,332 across 7,490 households, with 24.8 percent receiving Social Security income and 21.9 percent retirement income. The city counts 8,129 housing units, 77.2 percent of occupied homes owner-occupied, a median owner-occupied value of $376,800, median monthly owner costs of $2,672 with a mortgage and a median gross rent of $1,609.For ZIP Code Tabulation Area 77429 the estimates are a population of 95,938, a median age of 36.9, 9,969 residents aged 65 and over (10.4 percent), a median household income of $117,931, a median home value of $342,300 and a median gross rent of $1,684. For 77433 they are 112,211, 33.6, 8,646 (7.7 percent), $137,348, $384,400 and $1,904. The two areas count 33,137 and 34,420 housing units. These are ZIP areas and not a city, so they compare with Katy's city figures only loosely.

  • Del Webb BridgelandA gated Del Webb community in Creekland Village within the Bridgeland master plan in Cypress, marketed as 55+, with a clubhouse, resort-style pool, indoor and outdoor pickleball and a golf simulator.
