About Heritage Grand at Cinco Ranch
Heritage Grand at Cinco Ranch is in Katy, in the Houston, The Woodlands & Northwest region of Texas. Developer: Lennar Homes of Texas Land and Construction, Ltd. Heritage Grand is a gated community at 25125 Heritage Grand in Katy, Texas 77494, within the Cinco Ranch master plan. The association describes it as a 650-home community consisting of 552 detached stand-alone homes and 98 duplex townhomes, built between 2002 and 2010, with home sizes from 1,423 to 2,996 square feet of living area. The recorded declaration describes the community as located in Fort Bend County. Cinco Ranch is a census designated place in Fort Bend and Harris Counties, so whether a particular street is inside the City of Katy should be checked on the tax statement. The surrounding city is described in Katy.
The clubhouse is about 14,000 square feet and sits in a common area enclosed by Heritage Circle. The association lists a ballroom and stage, a fitness center available 24 hours a day, a heated swimming pool, a resistance pool and spa, pickleball, a half-court basketball court, mini golf, bocce and shuffleboard. Its activity pages list monthly breakfasts and bingo, trivia, potlucks, ice cream socials, wine tastings, drama club productions, a travel club, bridge, mahjong, poker, line and tap dancing, water aerobics, yoga, an art group, a writers' group and a veterans' group. The association says most routine activities and classes are funded through dues, while some events are paid for by the people who attend. The main entry is off Cinco Ranch Boulevard and the gates are closed at night.
The community is run by a five-member board elected by the homeowners, with FirstService Residential as the management company and staff at the clubhouse. Because the community was built out by 2010, homes come to market as resales through agents; the association's Homes for Sale page lists three real estate agents and gives no prices. Age restrictions at Heritage Grand at Cinco Ranch
The recorded Declaration of Covenants, Conditions and Restrictions for Heritage Grand (Fort Bend County instrument 2002110671, filed October 10, 2002) contains an age restriction in Article VI, Section 5, headed Age Restriction. It says the section is intended to comply with the Fair Housing Act exemption for housing for older persons, that Heritage Grand is intended to provide housing for persons 55 years of age or older, and that the community is to be operated as an age restricted community. No person under 19 may reside in a residence for more than 60 total days in a calendar year. At least 80 percent of occupied residences must be permanently occupied by at least one person aged 55 or older, called a qualifying occupant, and the declaration says the restriction on permanent occupants under 19 is perpetual and not subject to amendment. Article XI, Section 3 bars any annexation that would cost the community its age-restricted status. The association's FAQ states the same rule, that the community maintains the HUD designation as a 55+ age-restricted community, and its prospective-resident letter describes a goal of full occupancy by an owner aged 55 or older, which is a goal and not the 80 percent requirement.

Its Homes for Sale page lists three agents who handle listings in the community, and the sale price of a specific home depends on its size, condition and whether it is a detached home or a duplex. The association gives home sizes from 1,423 to 2,996 square feet. For broader context, the Census Bureau's 2019-2023 estimate of the median value of owner-occupied homes in Katy city is $376,800, which describes the city as a whole and not this community.
HOA and fees at Heritage Grand at Cinco Ranch
The association's Provided Amenities guideline, revised and ratified by the board on December 8, 2025, lists 2026 monthly dues of $358 for stand-alone homes and $508 for duplexes. The guideline says the dues cover, for each home, repainting of the exterior including painted doors on a nine-year schedule, refinishing of a stained front door on request at a minimum interval of three years, mowing, fertilizing, mulching and insect treatment of the front yard, pruning of front-yard shrubs, routine sprinkler repairs, and common-area trees, fences, landscaping, streets, curbs, sidewalks, ponds, fountains and gates. It also lists weekly mosquito spraying in season, use of the Cinco Ranch recreation facilities, a Comcast cable television and internet package under a contract running from 2023 to 2029, and home security monitoring fees for homes using the association's contractor. The board can revise the amenities through a defined process, so the list can change.
Duplex dues also fund property insurance on the building shell, roof shingle and decking replacement, which the guideline says was last done in 2020, and certain siding and gutter repairs. The association's July 27, 2026 duplex insurance town hall says the association's master policy has a loss limit of $5 million, with a $25,000 deductible for perils other than wind and hail and a 3 percent deductible for wind, hail and named storms, and that duplex owners should carry their own condo-style policy, consider flood insurance, and ask an agent about loss assessment coverage. The association's guideline on reserves says the reserve fund held approximately $3.5 million as of October 1, 2025, in separate core, duplex and stand-alone funds. These figures are association documents with stated dates, and dues change each year.
The association funds most routine activities through dues. The FAQ states that most routine activities and classes are funded through association dues and that some events are paid for by attendees through ticket purchases. Cinco Ranch recreation, which the guideline lists as included, covers the use of six pools, the Cinco Beach Club, boat docks, fishing lakes, sand volleyball and tennis courts, covered pavilions and trails. Ask the association for the current guest rules and badge policy.
The declaration places the community under a master association, the Cinco Landscape Maintenance Association, in addition to the Heritage Grand association. The Comptroller's 2025 special-district file lists Cinco municipal utility districts with total rates of 0.22 for Cinco MUD #2, 0.232 for #3, 0.30 for #5, 0.2454 for #6, 0.2242 for #7 and 0.2942 for #9, and the Fort Bend County 2025 tax rate worksheet lists several of the same districts. Memorial Hermann Katy Hospital is at 23900 Katy Fwy. in Katy 77494, with a 24-hour emergency room, and its system page calls it the only Level III trauma center in Katy. Houston Methodist's Emergency Care Center in Cinco Ranch, at 26000 FM 1093, is a freestanding emergency center that sends patients who need admission to Houston Methodist West Hospital at 18500 Katy Frwy. The Texas Medical Center in Houston is a separate trip for specialty care. The association's website says the community offers proximity to shopping centers, healthcare facilities and wellness clinics, but gives no distance. No drive time is given here because it varies by hour and route.
