About Ladera Little Elm

Ladera Little Elm is in Little Elm, in the Dallas & Northern Suburbs region of Texas. Developer: Ladera Living. Status: Currently selling. Marketed as a 55+ active-adult community; the age and occupancy rules are set in its governing documents.

Ladera Little Elm is a gated community from Ladera Living in Little Elm. The community page gives a sales office at 3412 Esplanade Drive, Little Elm, Texas 75068, and describes the community as an intimate gated community of just 263 homes on a peninsula along Lake Lewisville, with shopping, dining and entertainment in Frisco, Denton, Highland Village and beyond a scenic drive away. It says The HUB is open, model homes are open and Phase 2 is under construction. The page calls the community 55+; the developer's FAQ says its communities are age restricted.

The homes are one-story plans with two bedrooms, from the 1,322-square-foot Milan to the 2,498-square-foot Castella, plus one two-story three-bedroom plan, the Verona 2, at 2,905 square feet. The HUB is the community's clubhouse, with a shaded pool, indoor and outdoor gathering spaces, a fitness studio with group exercise, a wellness suite where a resident can bring a therapist, lighted pickleball courts, an outdoor kitchen and entertaining area and bocce ball. Walking paths lead to The HUB. The page says the Dallas Corinthian Yacht Club is on the same peninsula, and that golf is available at two courses across the lake at the Golf Clubs at The Tribute or through offerings at PGA Frisco. Those are the developer's descriptions of nearby options and are not part of the community.

A lakeside community has trade-offs worth testing. Ladera's FAQ says its communities have only 150 to 275 homes each, so a 263-home community is at the large end of the range. Because Phase 2 is under construction, a buyer is choosing between a finished street and a site where building continues; ask about the schedule for remaining phases, construction traffic near an occupied home and when homeowners take over the association from the developer. The town's Little Elm profile covers its lake, tax freeze and healthcare geography. Flood maps and lake-level easements are address-specific, so check FEMA's Flood Map Service Center for the exact lot.

Age restrictions at Ladera Little Elm

Ladera Living markets the community as a gated 55+ community, and the developer's FAQ describes its communities as age restricted: it says neighbors are designed to be 55+, calls each an age-restricted community and tells buyers to review each community's by-laws before purchasing a home. The specific occupancy rules, how occupancy is verified and any exceptions come from the recorded community documents, which a buyer should obtain from the sales office and review before contracting. The FAQ also says grandchildren may visit, that longer stays for vacations may be limited to two weeks or, for children under 18, up to two to three months, and that short-term rentals such as Airbnb and Vrbo are prohibited in Ladera communities.

Pricing at Ladera Little Elm

The community page, as of October 9, 2026, shows prices from the $390s to $600s. Starting prices on its floor plan list run from $394,990 for the 1,322-square-foot Milan, $400,990 for the Messina, $458,990 for the Salerno, $480,990 for the Portico, $495,990 for the Torino, $509,990 for the Arabella, $521,990 for the Avanti, $530,990 for the Verona, $552,990 for the Casina, $558,990 for the Lucera, $561,990 for the Toscana, $579,990 for the Carmina and $601,990 for the Castella up to $641,990 for the two-story Verona 2.

These are builder list prices on a marketing page; they change with phase, lot and options and exclude closing costs and design studio selections. For context, the Census Bureau's 2019-2023 American Community Survey reports a median value of $390,300 for owner-occupied homes citywide in Little Elm, a figure that covers all ages and sizes of housing and ends its sample period in 2023.

HOA and fees at Ladera Little Elm

Homeowners association dues, any one-time capital or transfer fees, and what the dues cover are available from the sales office and the community's recorded documents; request the current dues schedule and budget in writing. The developer's pages list lawn maintenance and a gated entrance among the community's features, but they give no dollar amount or effective date, so no fee is stated here.

Ask who controls the association during build-out, whether a reserve study exists for the pool, clubhouse and gates, and whether any master association charges a separate assessment. The guide to HOA, condo and club fees lists questions to ask.

The Town of Little Elm's proposed fiscal year 2026-2027 budget says several neighborhoods are inside a public improvement district, a tax increment reinvestment zone or the municipal management district, and that in three of the improvement districts and the management district a percentage of the town's collected property tax is remitted to the neighborhood. The community page does not say whether the lots are in such a district. The same budget says the town has adopted a tax ceiling, or freeze, for qualifying homesteads owned by homeowners 65 or older, along with a $10,000 exemption, and proposes a rate of $0.549900 per $100. Denton Central Appraisal District values the property; confirm the school district, taxing units and any district assessment for the specific lot on the title commitment and tax statement. The guide to MUDs, PIDs and special districts explains how such assessments work.
