Ladera Wylie is a gated community from Ladera Living in Wylie. The community page gives a sales office at 1609 Bella Way, Wylie, Texas 75098, and describes the community as a new neighborhood of only 159 homes located between Lake Ray Hubbard and Lavon Lake, with quick access to Plano, Garland and Dallas and a short trip to historic downtown Wylie. It says a VIP release ended with 10 homesites sold and 8 Founding Homeowners at a gathering, and that models are now open. The page lists the community under the developer's 55-plus communities, but its own text does not use the label; the developer's FAQ says its communities are age restricted. The page's phrase for Wylie is a perfect landing place for grandparents.
The homes are one-story plans with two bedrooms, from the 1,322-square-foot Milan to the 2,498-square-foot Castella, plus one two-story three-bedroom plan, the Verona 2, at 2,905 square feet. The center of the community is planned to be The HUB, which the developer describes as the clubhouse and the heart of the community, with a resort pool and spa, a fitness studio, a wellness suite for a visiting therapist, lighted pickleball courts, an outdoor kitchen and entertaining area and trails. The page describes the amenities as planned and does not give opening dates, so a buyer should ask which amenities are open on the day of purchase and when the rest are scheduled. It also notes that residents can walk around Monroe Lake and that Country Club Cafe is across the street.

The specific occupancy rules, how occupancy is verified and any exceptions come from the recorded community documents, which a buyer should obtain from the sales office and review before contracting. The FAQ also says grandchildren may visit, that longer stays for vacations may be limited to two weeks or, for children under 18, up to two to three months, and that short-term rentals such as Airbnb and Vrbo are prohibited in Ladera communities.
