Its municipal complex is at 300 Country Club Road, and the city describes Lavon Lake, a federal reservoir of about 21,400 acres, as a recreation draw in its own backyard. Wylie's population grew from 55,516 in 2020 to 62,434 in 2023 according to the city's published facts.
Wylie is a working-age suburb in its overall profile. The 2019-2023 American Community Survey puts the median age at 34.8 and the share of residents 65 and older at 8.7 percent. For a retiree the case rests on specifics: the median owner-occupied value is $350,100, the city offers a local over-65 exemption with a freeze, a senior recreation center and discounted senior recreation pass, a city-supported rideshare program, and a newly opened gated 55+ neighborhood, Ladera Wylie. The limits are as real: emergency care in town is a freestanding emergency room rather than a hospital, and the school district takes the largest share of the tax bill.
Cost of living in Wylie
The American Community Survey 2019-2023 five-year profile estimates Wylie's population at 58,991, with 5,149 residents aged 65 and over, or 8.7 percent. The median household income is estimated at $113,661, the median value of an owner-occupied home at $350,100, median monthly owner costs at $2,237 with a mortgage and $942 without one, and median gross rent at $1,985. The survey counts 19,196 housing units, 14,009 of them owner-occupied (76.2 percent of occupied units). The city's own tax page reports a median homestead value of $456,155 for the current budget year; that is the city's measure of homesteads on the tax roll and is not comparable with the survey's five-year estimate.
About 3,238 households receive Social Security income and about 2,641 receive retirement income, per the same survey. Texas has no state personal income tax on retirement income (see Texas retirement taxes). Property tax, homeowners insurance and association dues are the main recurring housing costs.
Property taxes in Wylie
Wylie's tax picture comes from several taxing units. Collin Central Appraisal District's 2026 table lists the City of Wylie at $0.5965540 per $100 of taxable value, made up of $0.4528360 for maintenance and operations and $0.1437180 for debt service, with Wylie ISD at $1.1752 ($0.7552 and $0.4200), Collin County at $0.151414 and Collin College at $0.08122. The city's tax page confirms that its council adopted a tax rate for fiscal year 2026-2027 on September 8, 2026, with a maintenance and operations rate of .452836 and an interest and sinking rate of .143718 for a total of .596554, and says total taxable assessed valuation fell by about 1.2 percent to $8,010,024,226. For example, adding the city, county, college and Wylie ISD rates gives $1.944168 per $100, which is our arithmetic and not an official combined rate.
Parts of Wylie fall in Rockwall and Dallas counties, so a parcel there is valued by a different appraisal district and may carry different county and school rates. The city's tax page says the Central Appraisal District for each county determines values. Confirm the county, school district and appraisal district for any address.
Exemptions reduce taxable value; they are not cash payments. The Texas Comptroller states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 residence homestead exemption and that Section 11.13(c) requires an additional $60,000 exemption for homeowners age 65 or older or disabled. In the 2026 Collin table the City of Wylie lists no local homestead percentage and a $30,000 local over-65 amount with a freeze flag of Yes. Collin County lists a 5 percent homestead exemption, a $30,000 over-65 amount and a freeze, Collin College a 20 percent homestead exemption, a $100,000 over-65 amount and a freeze, and Wylie ISD the $140,000 and $60,000 state amounts and a freeze flag of Yes.
A freeze is not a freeze on all property taxes at age 65. The Comptroller explains that an over-65 or disabled homeowner's residence homestead exemption qualifies the homeowner for a ceiling on school district taxes, set at the amount paid in the year the exemption was first qualified, and that a county, city or junior college district may adopt its own. The Comptroller's 2025 city file lists Wylie at a total rate of 0.543438 for tax year 2025, a different year from the figures above.

Insurance and risk in Wylie
Hail is the hazard most closely tied to homeowners insurance in North Texas. The National Weather Service Fort Worth office's review of the April 24-29, 2026 storms reports many instances of large hail up to softball size across North and Northeast Texas on April 27, a regional event rather than a Wylie measurement. The Texas Department of Insurance advises asking whether the wind and hail deductible differs from other deductibles, explains that some policies pay replacement cost on a roof while others pay actual cash value, and says an insurer will not pay for a new roof just because the old one is worn out. Wylie has a freestanding emergency room operated by Baylor Scott & White at 2300 W. FM 544, Suite 100, in the Wylie Medical Plaza near FM 544 and Woodbridge Parkway. The center says it is open 24 hours a day and offers the same level of care as a full-service hospital emergency room. Its own page carries the required notice that a freestanding emergency facility charges rates comparable to a hospital emergency room, may charge a facility fee and may not be in a patient's insurance network, so confirm network status before relying on it for non-emergency use. It is a freestanding emergency room, not an inpatient hospital.
Inpatient care is in other cities. Hospital systems with campuses in Plano, Allen, Rockwall and McKinney publish their own pages, and the region overview, Frisco, McKinney and Rockwall describe those hospitals. Because no hospital page ties a specific campus to Wylie, test the route from a particular address at the hours you would travel rather than relying on a distance estimate. Wylie has a hot, humid-subtropical North Texas climate. No official normals station sits in the city, so the figures use the National Centers for Environmental Information's 1991-2020 monthly normals for the Dallas Fort Worth airport station as a regional reference. At that station the normal daily high averages 56.5 degrees Fahrenheit in January, 95.6 in July and 95.8 in August, and the normal January low is 36.1.
The normals list 22.3 days in June, 28.7 in July and 27.6 in August with a high of 90 degrees or more, and 7.4 days in July and 9.7 in August at 100 degrees or more. The city's parks page describes more than 700 acres of parkland and open space, 19 miles of trails, 23 playgrounds and 12 pavilions. The Wylie Recreation Center at 300 Country Club Road sells a Senior Rec Pass for ages 55 and older at $14 on auto-renew or $10 for a Wylie resident, compared with $28 and $24 for the adult pass for ages 18 to 54. The city's contact list also gives a Senior Recreation Center at 800 Thomas Street, open Monday through Friday from 8 a.m. to 4 p.m.
Lavon Lake, owned by the federal government and operated by the U.S. Army Corps of Engineers, is about 21,400 acres, and the Corps estimates 1.6 million visits a year for camping, fishing, swimming and boating. Wylie's historic downtown hosts events such as Bluegrass on Ballard and a Victorian Christmas Market, and the city runs the Ride Awake Wylie subsidized rideshare program. Wylie's housing is mostly owner-occupied and recent. The survey estimates 42.0 percent of housing units were built from 2000 to 2009 and 27.0 percent from 2010 to 2019, with a vacancy rate of 4.2 percent. That means a large stock of 15-to-25-year-old single-family homes, many with roofs approaching replacement age, which matters given the hail exposure above. New 55+ product is limited; Ladera Wylie is a small, gated neighborhood of 159 homes at an early stage. The city's water page sets mandatory outdoor watering limits: one day a week from November 1 through March 31 and two days a week from April 1 through October 31, no sprinkler watering from 10 a.m. to 6 p.m. from April through October, and rain and freeze sensors on new irrigation systems.
