Ladera Prosper is a gated community built by Ladera Living in Prosper. The community page gives a sales office at 4381 Carrera Drive, Prosper, Texas 75078, describes the community as planned with just 243 homes, and says it is located just off Custer Road north of Highway 380. The page says more than 109 homebuyers have already chosen the community, that 28 homesites remain in the current phase and that the next phase has not yet begun construction. It describes the area around it as close to shopping, dining, healthcare, golf and entertainment, which are the developer's descriptions and not distances.

The homes are one-story plans with two bedrooms, from the 1,650-square-foot Salerno to the 2,498-square-foot Castella, plus one two-story three-bedroom plan, the Verona 2, at 2,905 square feet. Three plans are listed with two and a half baths and some with a three-car garage. The center of the neighborhood is The HUB, which the developer calls the clubhouse and the heart of the community, with a resort-style shaded pool, a fitness studio with group exercise, lighted pickleball courts, an outdoor kitchen and entertaining area, walking paths that lead to The HUB and a community pond. The page lists The Shack, a smaller space for poker games and parties with a roll-up garage door, and bocce ball as future amenities with no date given.

Ladera Prosper is small and compact by design. Ladera's FAQ says its communities have only 150 to 275 homes each rather than 500 or 800 or more, which is meant to create a close-knit feel but also means far fewer homes than a large master plan such as Frisco Lakes, which this site covers separately. A buyer who wants a golf course on site, a large range of clubs or a town-scale community should compare accordingly. Because the neighborhood is still selling, ask about construction schedules for remaining phases, construction traffic near an occupied home and when homeowners take over the association from the developer.

Age restrictions at Ladera Prosper

Ladera Living markets the community as a gated 55+ community, and the developer's FAQ describes its communities as age restricted: it says neighbors are designed to be 55+, calls each an age-restricted community and tells buyers to review each community's by-laws before purchasing a home. The specific occupancy rules, how occupancy is verified and any exceptions come from the recorded community documents, which a buyer should obtain from the sales office and review before contracting. The FAQ also says grandchildren may visit, that longer stays for vacations may be limited to two weeks or, for children under 18, up to two to three months, and that short-term rentals such as Airbnb and Vrbo are prohibited in Ladera communities.

Starting prices on its floor plan list run from $499,990 for the 1,650-square-foot Salerno through $515,990 for the Portico, $532,990 for the Torino, $553,990 for the Arabella, $563,990 for the Avanti, $567,990 for the Verona, $591,990 for the Casina, $597,990 for the Lucera, $600,990 for the Toscana, $615,990 for the Carmina and $640,990 for the Castella and up to $683,990 for the two-story Verona 2.

These are builder list prices on a marketing page; they change with phase, lot and options and exclude closing costs and design studio selections. For context, the Census Bureau's 2019-2023 American Community Survey reports a median value of $694,600 for owner-occupied homes in the town of Prosper, a figure that covers all ages and sizes of housing and ends its sample period in 2023.

HOA and fees at Ladera Prosper

Homeowners association dues, any one-time capital or transfer fees, and what the dues cover are available from the sales office and the community's recorded documents; request the current dues schedule and budget in writing. The developer's pages list lawn maintenance, a gated entrance and The HUB among the community's features, but they give no dollar amount or effective date, so no fee is stated here.

University Drive in Prosper, describes itself as part of Texas Health Presbyterian Hospital Plano with a 24/7 emergency department and outpatient services; it transfers patients who need admission or surgery to another hospital by air or ground ambulance, so it is not an inpatient hospital. The community page says only that the neighborhood is minutes from healthcare, which is the developer's description. No drive time is given here, so measure the route from the lot to the emergency department and to the inpatient hospitals described on the Prosper and Frisco pages.

Airport access from Ladera Prosper

Dallas Fort Worth International Airport describes itself as welcoming more than 86 million customers a year, with 193 domestic and 77 international nonstop destinations. The airport sites do not publish drive times from Prosper, so measure the route to DFW at the hours you would travel.
