Best for

  • Buyers who want two inpatient hospitals and a 55+ community in the same city: Medical City McKinney (311 beds), Baylor Scott & White Medical Center - McKinney (192 beds) and Del Webb at Trinity Falls are all in McKinney.
  • If you want a historic downtown at a price point the sources place below neighboring Frisco: the visitor bureau lists more than 120 locally owned downtown businesses, and the ACS median home value is $439,500.

Think twice if

  • Think twice about hail: the NWS review of the April 2026 storms records hail up to softball size across North Texas, and the sources name roof age, material and the wind-and-hail deductible as the main insurance variables.
  • Newer subdivisions may sit in a utility or management district: Collin CAD lists 29 MUDs and three management districts countywide, so ask which apply before comparing a bill to the 0.412284 city rate.
  • Buyers who want a retiree-concentrated setting should note only 10.3% of residents are 65 or older and the median age is 36.7; the structured 55+ option is Del Webb at Trinity Falls.

Rockwall

Best for

  • Buyers who want a lake and a hospital in the same city: Texas Health Rockwall on Horizon Road, which recently expanded, and 20,947-acre Lake Ray Hubbard, which the Texas Water Development Board describes, are both in the Rockwall area.
  • If one tax bill matters: the appraisal district handles collections for all of Rockwall County, so a resident gets a single bill listing every entity, and the summary shows the city, county and school rates falling since 2021.

Think twice if

  • Think twice if you want an established 55+ community now: the sources say Del Webb Sonoma Verde is not yet open and age-restricted supply is limited, and it names Heritage Ranch as the alternative.
  • Public improvement districts in neighborhoods such as Creekshaw, Monterra, Waterscape and Williamsburg add separate charges, and Royse City ISD at 1.2552 serves part of the county, so the address decides the school tax.

Who values, collects and mails the billCollin Central Appraisal District, on Eldorado Parkway in McKinney, values the property, and the table names the Collin County Tax Office as the assessor-collector for the city, county, college and McKinney ISD rows. A McKinney buyer therefore deals with an appraisal district that publishes rates and a county office that collects.The Rockwall County tax office page states that since October 1, 2012 all Rockwall County property taxes and their collections are handled by the Rockwall Central Appraisal District, so a resident receives one tax bill listing all entities. It also warns that filing a homestead exemption is free and that owners should not pay a solicitor to file one, and it links to information on Senate Bill 1801, the periodic review of homestead exemptions. One office for valuation, rates and billing is simpler to deal with, though a buyer still has to read which entities appear on the bill.
Local over-65 exemptions and freeze statusThe 2026 Collin table lists McKinney ISD with the state $140,000 homestead and $60,000 over-65 amounts and a freeze flag of Yes. For the City of McKinney it shows no local homestead percentage, a local over-65 amount of $90,000 and a freeze flag of No. Collin County shows a 5.0 percent homestead exemption and a $30,000 over-65 amount with a freeze, and Collin College 20.0 percent and $100,000 with a freeze. Without a city ceiling, a McKinney retiree's city tax can still rise with the rate or the value.The Texas Comptroller states that school districts must provide a $140,000 residence homestead exemption and an additional $60,000 for homeowners 65 or older, and that a county, city or junior college district may adopt its own ceiling. The Collin table's Rockwall ISD row shows those state amounts, a local over-65 amount of $20,000 and a freeze flag of Yes. Medical City McKinney, at 4500 Medical Center Drive, describes a 311-bed acute care hospital that is a Level II Trauma Center, Primary Stroke Center and Stroke Rehabilitation Center.Texas Health Rockwall, at 3150 Horizon Road, says it serves Rockwall, Kaufman and Hunt Counties, eastern Dallas County and southern Collin County, and that a recent expansion doubled its size and added patient beds, a Level 1 NICU and a cardiac catheterization lab. Baylor Scott & White Medical Center - Lake Pointe, at 6800 Scenic Drive in neighboring Rowlett, describes a 148-bed acute care hospital that serves Rockwall residents. Rockwall therefore has one hospital in the city and a second a short distance away, while McKinney has two within its limits. Confirm that a preferred hospital and physician group are in your Medicare plan's network, since networks change every year.
Lake Ray Hubbard and lake levelsMcKinney's records do not center on a large reservoir. Del Webb's Trinity Falls page mentions kayaking on the lake in describing the neighborhood, and Visit McKinney lists nature and parks among its categories, so a buyer who wants water frontage should confirm which water bodies are inside the community, who owns them and what the flood map shows.Rockwall adjoins Lake Ray Hubbard, which the Texas Water Development Board describes as owned by the City of Dallas and operated by Dallas Water Utilities for municipal and industrial water supply, flood control and recreation. A 2015 survey gives 20,947 acres of surface and 439,559 acre-feet of storage at the conservation pool elevation of 435.5 feet. The board's data showed the lake 85.9 percent full on October 8, 2026 at a mean level of 432.42 feet, against 100.0 percent on April 8, 2026 and 93.1 percent a year earlier. The level moves with rainfall and the lake's flood-control role is not the same as flood risk at a parcel, which depends on the parcel's own map zone.
Hail, flood and burn ordersThe National Weather Service Fort Worth review of the April 24 to 29, 2026 storms describes large hail up to softball size across the Metroplex. McKinney is not named in the April 27 line, and Collin County says it will update its Hazard Mitigation Action Plan in 2027, the FEMA-required document that identifies long-term natural-hazard risks such as floods and wildfires. FEMA states that floods do not follow city limits and that most homeowners insurance does not cover flood damage.The same review names Rockwall among the counties with the largest hail on April 27, 2026, with hail up to teacup size reported. That is a county-level report from one day, not a ranking of cities, but it is direct evidence that Rockwall was in the path. Rockwall County's news page also carries an order prohibiting outdoor burning, in effect for 90 days from August 25, 2026. The Texas Department of Insurance advises asking whether the wind and hail deductible differs from other deductibles and explains replacement cost against actual cash value on a roof, so roof age and material matter in both cities. 55+ communities: open and announcedDel Webb at Trinity Falls is selling now. Del Webb markets it as 55+ and lists single-family collections with starting prices of $351,990, $440,990 and $599,990, a 10,000-square-foot amenity center, a pickleball pavilion with 9 courts and a full-time Lifestyle Director. It is a section of a larger master-planned neighborhood that is not described as age-restricted. Dues are not given on the page, so ask for them in writing.Rockwall's records identify no open 55+ community. Del Webb's Rockwall page markets 55+ communities and mentions small-town charm and lakeside activity at The Harbor Rockwall, and its Sonoma Verde page describes a future 55+ community near Lake Ray Hubbard, with a fitness center and pickleball courts planned. Because the community has not opened, treat opening dates, prices and fees as unsettled until they appear in the builder's own disclosures. A buyer who needs an established 55+ community today would look at McKinney, Frisco or Fairview rather than wait.
Roads and airportsDallas Fort Worth International Airport describes itself as welcoming more than 86 million customers a year, with 193 domestic and 77 international nonstop destinations. Visit McKinney's planning menu also lists a page for McKinney National Airport. Del Webb's page gives no airport distance, and no drive time is quoted here, since tollway and highway traffic changes the trip by hour.Rockwall is on the eastern side of the metroplex and no drive time to DFW is published, so test the trip from the address at the hour you would fly. Rockwall County's news page lists continuing I-30 construction reports, the widening of FM 549 from SH 276 to SH 205 and planning updates for SH 205 and John King Boulevard. Construction can disrupt commutes while it is under way, and it signals continued growth in the county.
Age profile and housing costMcKinney's 2019-2023 survey profile shows a median age of 36.7 years, 20,764 residents aged 65 and over (10.3 percent), median household income of $120,273, a median owner-occupied value of $439,500, median owner costs with a mortgage of $2,690 and median gross rent of $1,841. The owner-occupied share of occupied homes is 63.3 percent.Rockwall's profile in the same survey shows a median age of 39.6 years, about 7,594 residents aged 65 and over (15.3 percent), median household income of $114,926, a median owner-occupied value of $382,400, owner costs of $2,398 and gross rent of $1,832, with 74.7 percent of occupied homes owner-occupied among 18,865 housing units. Both are five-year estimates on the same basis, so they compare fairly, but they describe whole cities and lag current prices. Rockwall is the smaller and cheaper of the two by these measures, and its older share is higher, though it is still a mainly all-age suburb.
