Georgetown is in Williamson County, Texas, within the Austin & Central Texas region.

Georgetown is a Williamson County city at the northern end of the I-35 corridor described in Austin & Central Texas. It combines an older town center, which Del Webb's own description of the city calls a historic town square with shops, with large newer residential areas on its west side. For many retirees the city is best known for Sun City Texas, a Del Webb community marketed as 55+ that Community Impact reported had grown to 8,488 homes and 15,700 residents by 2021, but the city also has all-age neighborhoods, a city recreation center, and a hospital within its limits. Williamson County's tax office lists an address on Texas Trail in Georgetown, and the Williamson Central Appraisal District lists an office on FM 1460.

The case for Georgetown is access without being in the middle of Austin: a hospital and clinics in town and no Texas state income tax on retirement income (see Texas retirement taxes). The case against is cost and layered local taxes. The Census Bureau's 2019-2023 median value for owner-occupied homes is $398,600, summers are hot, and a Georgetown address can fall under a school district, city, county and special districts that each charge their own rate. Cost of living in Georgetown

The Census Bureau's American Community Survey 2019-2023 five-year profile gives the following estimates for Georgetown city: a population of 78,803, a median age of 44.3 years, and 22,215 residents aged 65 and over, which is 28.2 percent of the population. The median household income is estimated at $91,857. These are survey estimates with margins of error, and the five-year period means they lag current conditions in a fast-growing city.

Housing is the largest cost driver. The same profile estimates a median value of $398,600 for owner-occupied homes and a median gross rent of $1,671 per month, with a median of $2,204 in monthly owner costs for homes with a mortgage. Because Georgetown has grown quickly since the survey period, current listings and recent closed sales are a better guide to what a particular home costs than any survey median.

Texas has no state personal income tax, which affects retirement income but not property taxes, sales taxes or insurance. Property taxes in particular can be a large share of ownership cost, and they depend on the specific taxing units that apply to an address; the property tax section below sets out the published rates and exemption amounts.

Property taxes in Georgetown

Texas property tax is levied by each local taxing unit on the value the appraisal district assigns, and a single Georgetown address can be taxed by the county, the city, the school district and special districts. Williamson Central Appraisal District sets values and processes exemption applications; the taxing units set the rates. The Williamson County Tax Assessor-Collector publishes a table of rates and exemptions by jurisdiction. For tax year 2024 that table lists Williamson County at 0.355670 per $100 of taxable value, plus 0.044329 for the county's farm-to-market and road levy; the City of Georgetown at 0.364700; and Georgetown ISD at 1.054400. It also lists Williamson County Emergency Services District No. 8 for Georgetown at 0.096817, which applies only to addresses inside that district. Rates change every budget year, so confirm the current year's rates in the county's property-tax database.

Georgetown ISD's home page shows a tax rate of $1.1106 and says the rate was adopted by the trustees and takes effect following the successful passage of a tax ratification election in November 2026. That is the district's own statement of its 2026 rate and its condition. It is a different year from the 2024 table figure above, so read the two as a sign of direction, not a like-for-like comparison.

Exemptions reduce taxable value; they are not cash payments. The Texas Comptroller states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 exemption on a residence homestead and that Section 11.13(c) requires an additional $60,000 residence homestead exemption for persons age 65 or older or disabled, and that any taxing unit may adopt local option exemptions. Local amounts in Georgetown come from each unit. The county's 2024 table lists Georgetown ISD with a $100,000 homestead exemption and further school amounts of $10,000 and $3,000 that predate the current state amounts, and it lists Williamson County with a homestead exemption of $5,000 or 5 percent and amounts of $125,000 in its age-65 and disability columns. The City of Georgetown row shows a $5,000 or 5 percent homestead exemption and additional local amounts. The table's text layer does not reliably separate those columns, so the city's age-65 amount should be read from the county table itself or confirmed with the appraisal district. Ask Williamson Central Appraisal District to confirm which amount applies to the age-65 exemption for each unit, and which year's figures are current.

The table also flags units that have adopted a local option freeze ceiling, and it lists Williamson County and the City of Georgetown among them. Its footnote says that, except in certain circumstances, taxes paid to such an entity in the year a homeowner qualifies for the over-65 or disabled-person exemption freeze and will not increase. That is a unit-by-unit ceiling, not a statewide freeze on all property taxes at age 65; the school-tax ceiling has its own conditions, described in the guide to homestead and age-65 exemptions. Williamson Central Appraisal District says a homeowner qualifies for the age 65 or older exemption in the year they turn 65 and can apply through its online homestead exemption application, and that a surviving spouse who is 55 or older can keep a transferred school-tax ceiling.

As an illustration of the arithmetic only, a taxable value of $300,000 at the City of Georgetown's 2024 rate of 0.364700 per $100 produces $1,094.10 of city tax before any exemption, and each of the other units adds its own amount. Owners inside some subdivisions may also pay municipal utility district or public improvement district assessments. The county table lists Georgetown Village PID at 0.120000 and notes that PID assessments are set by the district; whether any such obligation applies is specific to a property and should be checked on its tax statement and in the seller's disclosures.

Insurance and risk in Georgetown

Hail is the weather hazard most closely tied to home insurance in this part of Texas. The Texas Department of Insurance advises homeowners with wind and hail coverage to file a claim as soon as they can after hail or strong-wind damage, and to ask whether the wind and hail deductible differs from other deductibles because a different deductible can raise out-of-pocket costs after a storm. It also explains that some policies pay replacement cost on a roof while others pay actual cash value, that insurers may charge more or decline to insure based on a roof's condition at application, and that the company will not pay for a new roof simply because it is old. Roof age and material are therefore worth examining before buying a Georgetown home. Premiums are not quoted here; they vary by insurer, roof, claims history and address.

No single risk label describes the whole city, and a property's own insurance quote is the most reliable indicator of its cost to insure.

Healthcare access in Georgetown

St. David's Georgetown Hospital at 2000 Scenic Drive is a hospital within the city. The hospital's website describes a 24-hour emergency department with a Level IV Trauma Center, a Certified Primary Stroke Center, advanced pulmonary intervention and critical care, inpatient and outpatient surgery, joint replacement, orthopedics, robot-assisted surgeries, acute inpatient and outpatient rehabilitation, and maternity and newborn services. St. David's HealthCare is part of HCA Healthcare, according to the site's footer.

Baylor Scott & White Health operates clinics and urgent care in Georgetown. Baylor Scott & White Clinic - Georgetown at 4945 Williams Drive states that it provides services as an outpatient department of Baylor Scott & White Medical Center - Round Rock. The Baylor Scott & White Urgent Care+ at 900 N. Austin Avenue, Suite 105 says its walk-in clinic is less than 15 minutes from the Round Rock medical center, which it describes as offering a full-service, 24-hour emergency room. For hospital admission, specialists and emergencies, the Georgetown pages therefore point to the Round Rock hospital as well as to St. David's in town.

Which hospital a household uses depends on its physicians and its Medicare or private plan network, which changes annually. Climate in Georgetown

Georgetown has a hot, humid-subtropical pattern typical of Central Texas. No official climate-normals station within Georgetown was available, so the figures here use the National Centers for Environmental Information's 1991-2020 monthly normals for Austin Bergstrom Airport as a regional reference, not as a Georgetown measurement. At that station the normal daily high averages 62.5 degrees Fahrenheit in January, 96.1 in July and 97.0 in August, and the normal low averages 37.7 in January. The normals list about 10.9 nights in January and 33.1 nights across the year, calculated from the monthly counts, with a minimum at or below 32 degrees.

The City of Georgetown operates the Georgetown Recreation Center at 1003 N. Austin Avenue, which the city's knowledge base describes as a 65,000-square-foot facility with a fully equipped fitness room, two full-size multisport gymnasiums, two racquetball courts, an aerobics room, an indoor cycling area, locker rooms with showers, and indoor and outdoor swimming pools. Monthly memberships are set up in person, classes and yearly memberships can be registered online, and the city lists SilverSneakers among its additional resources.

Del Webb's page about Georgetown describes the city's attractions as the historic town square, the 1,200-acre Lake Georgetown, the 26-mile San Gabriel River Trail at Jim Hogg Park, San Gabriel Park, Inner Space Cavern, the Georgetown Art Center and the Georgetown Palace Theatre, and names Legacy Hills, Cowan Creek and White Wing Golf Club as nearby golf options. The Census Bureau's 2019-2023 profile counts 34,841 housing units in Georgetown city and puts the owner-occupied share of occupied homes at 69.4 percent. The stock includes the age-restricted Sun City Texas community on the west side. Sun City Texas lists single-family homes with a published starting price of $340,990 for 1,344 to 2,712 square feet, which gives a sense of what new age-restricted construction costs in the city.
