The Census Bureau's 2019-2023 American Community Survey (ACS) estimates a population of 6,706, a median age of 30.7 years and 155 residents aged 65 and over, which is 2.3 percent of the population. Those figures describe a family-oriented town that is growing quickly, not an established retirement market.

Why a retiree would look here anyway is specific: Santa Rita Ranch, a master-planned community with a 55+ neighborhood, Regency at Santa Rita Ranch. Cost of living in Liberty Hill

The ACS 2019-2023 profile for Liberty Hill estimates 2,019 housing units, a median owner-occupied home value of $350,500, a median gross rent of $1,491 per month and a median monthly owner cost of $2,165 for homes with a mortgage. The median household income is estimated at $111,000, and 61.8 percent of occupied homes are owner-occupied. These are five-year survey estimates with margins of error, and in a city that has grown this fast they trail current conditions; the profile counts only 2,019 housing units, while the developer of Santa Rita Ranch reports that its own plans include more than 1,000 sites in the Regency neighborhood alone.

Property taxes in Liberty Hill

Liberty Hill addresses are appraised by Williamson Central Appraisal District, and each taxing unit sets its own rate. The Williamson County tax table for tax year 2024 lists Williamson County at 0.355670 per $100 of taxable value plus 0.044329 for the farm-to-market and road levy, the City of Liberty Hill at 0.483027, and Liberty Hill ISD at 1.226900. It also lists Williamson County Emergency Services District No. 4 for Liberty Hill at 0.074944 and a district named Williamson/Liberty Hill at 0.950000, which applies only to parcels inside that municipal utility district.

The Texas Comptroller's 2025 rate files, a different tax year that should not be treated as a like-for-like comparison, list the City of Liberty Hill at a total rate of 0.469407 (0.304358 maintenance and operations plus 0.165049 debt service), Liberty Hill ISD at 1.2389 (0.7389 maintenance and operations plus 0.5 debt service), Williamson County at a total of 0.413776 with its general fund and farm-to-market fund combined, Emergency Services District No. 4 at 0.074495, and the Williamson-Liberty Hill MUD at 0.95. Liberty Hill ISD's 2025 total is the highest in the Comptroller's Williamson County school-district list, so the school line is the main driver of a Liberty Hill bill. Whether a specific lot sits inside a municipal utility district, a public improvement district or an emergency services district must be checked on the parcel's tax bill, because those charges are added to the base rates.

Exemptions reduce taxable value; they are not cash payments. The Texas Comptroller states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 exemption on a residence homestead and that Section 11.13(c) requires an additional $60,000 exemption for homeowners aged 65 or older or disabled. Williamson Central Appraisal District says a homeowner qualifies for the age-65 exemption in the year of turning 65 and applies through the homestead application, with a regular filing period of January 1 through April 30. The county table lists local exemption amounts by unit, but its text layer does not separate the columns reliably, so the amounts that belong to the City of Liberty Hill are left for the appraisal district to confirm.

One difference is visible in the 2024 table: its footnote marks entities that have adopted a local-option freeze ceiling, under which, except in certain circumstances, taxes paid to that entity in the year a homeowner qualifies for the over-65 or disabled exemption will not increase. The City of Liberty Hill row carries that mark, as does Williamson County, while the Liberty Hill ISD row does not. Insurance and risk in Liberty Hill

Hail is the weather hazard most closely tied to home insurance in this part of Texas. The Texas Department of Insurance advises homeowners with wind and hail coverage to file a claim promptly after damage and to ask whether the wind and hail deductible differs from other deductibles. It also explains that some policies pay replacement cost on a roof while others pay actual cash value, and that insurers may decline or charge more depending on roof condition. Roof age and material matter even in new construction, because a new roof starts its own aging clock. Premiums are not quoted here.

Flood risk is address-specific and insured separately. FEMA states that any place with a 1 percent or higher chance of flooding each year is high risk, that floods do not follow city limits or property lines, and that its Flood Map Service Center is the official source. Most homeowners insurance does not cover flood. Santa Rita Ranch's own materials describe fishing and hiking on the headwaters of the San Gabriel River, a reminder to check the map for any lot near a creek or lake.

The Centers for Medicare & Medicaid Services hospital list for Williamson County includes no hospital with a Liberty Hill address. The hospitals on that list are in other cities, including Ascension Seton Cedar Park at 1401 Medical Parkway in Cedar Park and several acute care hospitals in Round Rock. The St. David's Georgetown Hospital at 2000 Scenic Dr in Georgetown describes a 24-hour emergency department with a Level IV Trauma Center and a Certified Primary Stroke Center; see Georgetown. Anyone with a heart condition or other time-sensitive need should test the actual route to the emergency department they would use.

Climate in Liberty Hill

Liberty Hill has the hot, humid-subtropical pattern of Central Texas. The figures here come from the National Centers for Environmental Information's 1991-2020 monthly normals for Austin Bergstrom Airport as a regional reference, not as a Liberty Hill measurement. At that station the normal daily high averages 62.5 degrees Fahrenheit in January, 96.1 in July and 97.0 in August, and the normal low averages 37.7 in January.

Summer heat is the main comfort issue: the monthly counts of days at or above 90 degrees are 24.4 in June, 28.4 in July and 29.4 in August. Monthly precipitation normals range from 1.89 inches in February to 5.00 inches in May, with uneven rainfall and both drought and flash flooding occurring.

Lifestyle and recreation in Liberty Hill

The community life in Liberty Hill, for a newcomer, is largely organized through Santa Rita Ranch, whose developer lists a series of amenity centers: Ranch Camp, with two resort-style pools and two pickleball courts; The Ranch House, with a resort-style leisure and lap pool and two 18-foot waterslides; The Hub; The Paddock, with indoor and outdoor pickleball courts; a Wellness Barn that it calls the first fitness center on the Ranch; trails, fishing lakes and a dog park; and the Regency Clubhouse, which it describes as a 55+ amenity center exclusively for Regency residents. The developer also says it has been recognized as RCLCO's top-selling master planned community in the Greater Austin area for the sixth year in a row. That is a marketing claim from the developer.

Much of the amenity list is oriented to families, with waterslides, a splash park, play parks and a trike track. A retiree who prefers a quieter setting should visit at different times of day and weekends to judge how the family-oriented amenities affect the neighborhood.

Housing in Liberty Hill

Santa Rita Ranch lists its home types as Active Adult 55+, The Estates, townhomes and for-rent options, and a long list of builders including Toll Brothers, Taylor Morrison, Highland Homes, Perry Homes, Pulte Homes and Westin Homes, across neighborhoods named Homestead, Regency, Saddleback, Tierra Rosa, Eldorado and others. It says its newest village, Eldorado, offers homes from about 1,500 square feet to luxury estates. Buyers should check each lot for municipal utility district or other special-district charges.

The ACS counts 2,019 housing units in the city, 61.8 percent owner-occupied. Because the city is growing quickly, the ACS count and the number of homes actually built can differ widely.

Travel access

Toll Brothers describes Regency at Santa Rita Ranch as less than 35 miles from downtown Austin. Austin-Bergstrom International Airport is owned and operated by the City of Austin, and its Barbara Jordan Terminal is at 3600 Presidential Blvd. No drive time to the airport is published on the pages used here, so test the route at the hours you would travel.
