Regency at Santa Rita Ranch is a neighborhood of single-family homes that Toll Brothers markets as a 55+ active-adult community in Liberty Hill, Williamson County. Toll Brothers' community page describes it as a master plan community including three collections, with luxury single-family homes and access to the resort-style amenities of the surrounding Santa Rita Ranch. The Santa Rita Ranch developer's February 2022 announcement said the neighborhood was the ranch's first exclusive active adult community, planned with more than 1,000 home sites, and the first time Toll Brothers had built a 55+ community in Texas.

The neighborhood is one part of a much larger family-oriented master plan, so the surrounding community includes schools, play parks and water-park amenities that are not specific to older adults. What is specific to Regency is a separate amenity center and a lifestyle director. Toll Brothers describes a luxury amenity center exclusively for Regency residents with a resort-style pool, nine pickleball courts, bocce courts and a game lounge, and a dedicated lifestyle director who curates a calendar of events. A Toll Brothers press release dated April 24, 2024 announced the clubhouse grand opening for May 4 that year and also names an event lawn.

Toll Brothers markets Regency at Santa Rita Ranch as a 55+ active-adult community and describes its single-level homes as designed for adults over age 55. The recorded covenants and occupancy rules have not been reviewed, so the occupancy requirements (for example whether a younger spouse or visitors are permitted) should be obtained from the builder and the HOA before purchase.

As of October 2026, Toll Brothers' community page lists single-family homes starting at $366,995. It lists three collections: the Garden Collection from $366,995 on 50-foot home sites with 1,599 to 2,367 or more square feet, the Meadow Collection from $487,995 on 60-foot sites with 2,087 to 2,844 or more square feet, and the Orchard Collection from $589,995 on 70-foot sites with 2,693 to 3,568 or more square feet. The page lists 15 home designs. By comparison, the developer's April 2024 press release said homes were priced from the upper $300,000s, so the starting price has changed over time.

Starting prices exclude lot premiums, options and upgrades, which at a builder with a design studio can be significant. The Santa Rita Ranch site also lists Toll Brothers homes among many other builders, with price filters from under $400,000 to over $1 million across the master plan; a buyer comparing the 55+ neighborhood with the rest of the ranch should compare lot size, home size and fees, not only starting price.

HOA and fees at Regency at Santa Rita Ranch

Santa Rita Ranch has a homeowners association with an office at 428 Singing Dove Way in Liberty Hill, and the developer's site lists a Ranch Code of community values. Toll Brothers' page describes the Regency amenity center as exclusive to Regency residents, and the current assessment amounts and the effective date are best obtained in writing from Toll Brothers and the HOA. Ask for the full schedule of regular assessments, any capital contribution or transfer fee at closing, and the budget and reserve study for the Regency amenity center.

The Williamson County tax tables list a district named Williamson/Liberty Hill (0.950000 per $100 for tax year 2024) and Williamson County Emergency Services District No. 4 (0.074944 for 2024) among the units that serve parts of the Liberty Hill area. Which of these, if any, applies to a Regency lot depends on the parcel; the title company's tax certificate or the county tax office can confirm every unit that levies on a specific address. There is no hospital inside Liberty Hill on the Centers for Medicare & Medicaid Services list for Williamson County. Hospitals on that list are in other cities, including Ascension Seton Cedar Park at 1401 Medical Parkway in Cedar Park and several in Round Rock, and St. David's Georgetown Hospital at 2000 Scenic Dr in Georgetown lists a 24-hour emergency department with a Level IV Trauma Center. Toll Brothers does not publish a distance to any hospital. Residents should test the route to the emergency department they would use and confirm network participation for their Medicare or private plan.

Airport access from Regency at Santa Rita Ranch

Toll Brothers' page says the community is less than 35 miles to downtown Austin. Austin-Bergstrom International Airport, owned and operated by the City of Austin, is the region's commercial airport at 3600 Presidential Blvd. No drive time to the airport is published, so test the route at the hours you would travel.
