Weatherford is the seat of Parker County. The City of Weatherford's FY26 budget document says the city is located 25 miles west of Fort Worth, covers 28.95 square miles and operates under a council-manager form of government, and the Census Bureau's 2020 place file lists the city in Parker County only. In the Census Bureau's 2019-2023 American Community Survey 5-year estimates Weatherford has 33,924 residents, a median age of 37.4, and 17.3% of residents (5,880 people) aged 65 or older. The city's budget document cites a higher population estimate of 38,109 from a 2023 Census Bureau estimate, a different product from the survey figure above.

Because Weatherford is in Parker County, its property tax bill comes from Parker County units and the Parker County Appraisal District, not from the Tarrant Appraisal District that covers Fort Worth and the other cities in this region. The city's FAQ gives the total sales tax rate in Weatherford as 8.25%, made up of the State of Texas at 6.25%, the City of Weatherford at 1.5% and Parker County at 0.5%. It also says property taxes are due October 1 and that payments received after January 31 are considered delinquent.

Property taxes in Weatherford

Weatherford adopted a tax rate of $0.392246 per $100 of valuation on September 8, 2026 for tax year 2026, the same rate as for tax year 2025, made up of $0.295646 for maintenance and operations and $0.0966 for debt service. The city says that is below its no-new-revenue rate of $0.403187 and its voter-approval rate of $0.527534. The city's comparison table shows the tax on the average homestead rising from $1,154.46 to $1,177.46 because the average homestead taxable value rose from $294,321 to $300,183, an increase of 1.99%, not because the rate changed. The city's FY26 budget document reports a 2025 taxable value of $5,287,402,189 from which the value of over-65 and disabled homestead exemptions, $901,723,536, is deducted. As our arithmetic, that deduction is about 17% of the city's taxable value, which shows how much of the city's base is exempt.

The city is only one of the units on a bill. In the Comptroller's statewide 2025 rate files, which carry a working version dated January 28, 2026, Parker County is listed at $0.28507, made up of $0.235022 for the general fund and $0.050048 for road and bridge, the Parker County Hospital District at $0.08407, the Weatherford Junior College District at $0.106087 and Weatherford ISD at $1.0342, built from $0.7552 for maintenance and operations and $0.279 for debt service. Weatherford College's taxpayer impact statement lists an adopted 2025 rate of $0.106087 and a proposed 2026 rate of $0.114716, above its no-new-revenue rate of $0.106317, and says its governing body was to vote on August 27, 2026; confirm the adopted figure on the tax statement. As our arithmetic, adding the city, county, hospital district, college and Weatherford ISD rates for 2025 gives $1.901673 per $100 for a parcel taxed by all five. Emergency services districts, several of which appear in the Comptroller's Parker County listings at or near $0.10, and other school districts such as Aledo ISD at $1.087359 and Springtown ISD at $1.0317 also tax parts of Parker County, so the units on a given parcel are a parcel-level question.

The City of Weatherford's FAQ lists a $25,000 over-65 exemption and a $25,000 disability exemption, and says only one of the two can be claimed. It adds that veteran exemptions and frozen values are governed by state law and refers residents to the Parker County Appraisal District at 1108 Santa Fe Drive, Weatherford, which collects taxes on behalf of the city, school districts, county and other units according to the city, and handles value protests. Exemptions reduce taxable value and are not cash payments, and the school-tax ceiling that begins at 65 is conditional. Insurance and risk in Weatherford

The National Weather Service Fort Worth office's review of the late-April 2026 storms records a confirmed EF1 tornado in Parker County and severe straight-line wind damage across the Agnes and Springtown areas of Parker County. It also records an EF3 tornado with estimated winds up to 145 mph that damaged the Holiday Hills subdivision and Fort Wolters areas of northeast Mineral Wells, in Palo Pinto and Parker counties, with 5 people injured and no deaths, and calls it the strongest tornado in Parker County since April 25, 1990. The same review records hail up to softball size across North Texas, and the office's review of the April 11, 2016 hail storm records a 5.25-inch stone and more than $300 million in damage in Wylie. The Texas Department of Insurance advises asking whether wind and hail carry a separate deductible and notes that some policies switch from replacement cost to actual cash value as a roof ages, so ask about roof age and material before closing.

On flooding, the City of Weatherford participates in the National Flood Insurance Program and requires a Floodplain Development Permit for any development within the floodplain. It lists nearly 30 medical specialties, inpatient and outpatient care, medical, surgical and emergency care, same-day outpatient surgery, labor and delivery, and a rehabilitation institute with speech and physical therapy at two clinic locations. It cites a Joint Commission Gold Seal of Approval, and its site includes advance care planning guidance. It is a community hospital, so complex specialty care often means traveling to the larger systems described on the Fort Worth page.

The Parker County Committee on Aging is a nonprofit established in 1975 that serves seniors 60 and older. Its 60+ Club is the senior activity center in Weatherford and offers lunch, entertainment and daily programs, it runs a Meals on Wheels program for homebound seniors, and it operates a food pantry for seniors 60 and older on Fridays from 9 a.m. to 11 a.m. It says its services are offered at no cost to eligible seniors and that it receives less than 30% of its annual revenue from government or public sources, so check eligibility and current schedules with the organization. The City of Weatherford's site shows a municipal program of seasonal events, movies in the park, a coffee with a cop series, a public library recognized by the Texas Municipal Library Directors Association, and a splash pad at Love Street Park. The city says it is investing in improvements at Lake Weatherford to expand public access. Weatherford College is in town, which adds classes and events that do not depend on a retirement community.

Weatherford has 13,997 housing units, of which 72.7% are single-family detached homes and 7.5% were vacant in the 2019-2023 estimates. Newer construction is a large part of the stock: 26.5% of units were built in the 2000s, 16.9% in the 2010s and 4.0% in 2020 or later, while 8.6% date from the 1990s, 9.8% from the 1980s and 10.2% from the 1970s. With 63.4% owner-occupancy, more than a third of occupied homes are rented. The city's FY26 budget document says the municipal utility system serves the city and much of the area around the Weatherford Water Supply Reservoir, about five miles northeast of the city, which residents call Lake Weatherford. The city updated its Water Conservation and Drought Contingency Plan on April 9, 2024 and kept a year-round outdoor watering schedule that limits sprinklers and irrigation systems to no more than twice a week, with no sprinkler watering between 10 a.m. and 6 p.m. on any day. The plan has staged responses. Stage 1, Water Watch, keeps twice-weekly watering on assigned days by address. Stage 2, Water Warning, limits watering to once a week and prohibits ornamental fountains unless they recirculate water. Stage 3, Water Emergency, prohibits all outdoor watering.
