- Buyers who want a 55+ option and an in-city emergency room: Regency at Sienna, a Toll Brothers 55+ community, and Memorial Hermann's 24-hour stand-alone emergency room in Sienna are both inside Missouri City.
- If you prefer an owner-heavy suburb: 81.4% of occupied homes are owner-occupied, and Sienna lists 2026 association dues of $1,580 a year for its non-gated neighborhoods.
Think twice if
- Think twice if you need an inpatient hospital in the city: the sources document only a stand-alone emergency room, and inpatient care means Houston Methodist or Memorial Hermann Sugar Land in a neighboring city.

Missouri City is in Fort Bend County, Texas, within the Houston South, Fort Bend & Bay Area region.
Missouri City is a Fort Bend County city on the south-west side of the Houston area, and the Census Bureau's place file lists it in Fort Bend and Harris Counties. It is part of the region covered by Houston South, Fort Bend & Bay Area next to Sugar Land. The American Community Survey 2019-2023 profile estimates a population of 75,234, a median age of 40.6 and 12,289 residents aged 65 and over, which is 16.3 percent of the population. That is a larger older-adult share than the 12.4 percent estimated for League City, though the city is still mostly a family and working-age community.
Its retirement case rests on a newer development: Sienna, a 10,800-acre master-planned community that Sienna's own site places in Missouri City, now contains Regency at Sienna, a Toll Brothers community marketed as 55+. Beyond that, the appeal is a lower price level than Sugar Land, an owner-heavy housing stock, and access to the Fort Bend Parkway Toll Road and State Highway 6. The cautions are a split between Fort Bend and Harris County parcels, layered special-district taxes, and flood exposure that depends on the street. Cost of living in Missouri City
The American Community Survey 2019-2023 profiles for Missouri City estimate a median household income of $96,746 and a median value of $281,600 for owner-occupied homes. Median gross rent is estimated at $1,908 per month, and median selected monthly owner costs for homes with a mortgage are $2,180. About 81.4 percent of occupied housing units are owner-occupied, out of an estimated 27,906 housing units. The survey estimates that 10.9 percent of the civilian noninstitutionalized population has no health insurance coverage. These are five-year survey estimates with margins of error, and prices in newer sections such as Sienna are higher than the citywide median.
For comparison, the same survey series estimates a median home value of $406,600 in Sugar Land. A retiree who wants Fort Bend County's services at a lower price point will find the city's median well below Sugar Land's, but should compare monthly owner costs, which include property tax and insurance, rather than list prices alone.
Property taxes in Missouri City
Fort Bend Central Appraisal District (FBCAD) appraises property for every taxing unit in the county, and FBCAD states that it does not set, adopt or calculate tax rates; its rate page lists the City of Missouri City among the units, with rates reported by each unit. Parts of the city lie in Harris County, where the Harris County Tax Office's published jurisdiction rates also list the City of Missouri City. Always confirm which county and which taxing units a specific parcel is in.
For tax year 2025 the Texas Comptroller's files list a Missouri City rate of 0.570825 per $100 of taxable value, a Fort Bend County total rate of 0.824 (a general fund rate of 0.412, a road and bridge rate of 0.024 and a flood mitigation fund rate of 0.388), a Harris County rate of 0.38096, a Fort Bend ISD rate of 1.0569 and a Lamar CISD rate of 1.1469 among the Fort Bend County districts. The Comptroller's special-district file lists a Fort Bend Drainage District at 0.01. Which school district and which special districts apply is a parcel question. Rates change every budget year, and the Comptroller's files carry rates only, not exemptions.
The Fort Bend County Tax Office notes that it collects for several districts and that Sienna MUD 2 has been annexed by the City of Missouri City and no longer has current-year taxes, which shows how special districts in this area can change. Many Sienna neighborhoods are in municipal utility districts, and Sienna's own tax page asks buyers to select a neighborhood or district to see a 2025 total rate. The Texas Commission on Environmental Quality's guidance says a seller within such a district generally must give the buyer a notice to purchaser that discloses the district's tax rate and bonds, so request it on any resale. The Texas Comptroller states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 exemption on a residence homestead and that Section 11.13(c) requires an additional $60,000 exemption for persons age 65 or older or disabled, while any taxing unit may adopt local option exemptions. FBCAD's exemption page lists codes for a homestead, the over-65 exemption, the over-65 surviving-spouse exemption and a frozen-tax code, and it publishes unit-by-unit amounts as downloadable tables; read the current table or call FBCAD before assuming what the city or county grants. Exemptions reduce taxable value; they are not cash payments, and the school-tax ceiling is conditional, as explained in homestead and age-65 exemptions and property taxes and appraisal districts.

Insurance and risk in Missouri City
Fort Bend County is not among the 14 first-tier coastal counties on the Texas Windstorm Insurance Association eligibility page, which lists the coastal counties and parts of Harris County east of Highway 146. The Texas Department of Insurance says that anywhere in Texas except along the coast a homeowners policy probably includes wind and hail coverage, possibly with a separate windstorm deductible. Hurricane winds still reach inland: the National Weather Service's analysis of Hurricane Ike in 2008 reports strong winds over much of Harris, Fort Bend and Galveston Counties. Premiums are not quoted here; they vary by insurer, roof, claims history and address.
Flood risk is the larger question and it is parcel-specific. Fort Bend County's drainage criteria describe how areas protected by a levee system must include an internal drainage system, a levee, a pump station or adequate storage capacity, and a gravity outlet, and the criteria require a levee system to protect an area from high water on the adjacent watercourse. The county drainage district reports a bond referendum of $82.9 million for flood mitigation projects approved in November 2019, of which $25.4 million was issued on December 22, 2020, with more than $160 million in federal matching funds awarded to date. Those programs address county-wide drainage; they do not state that any particular street is safe.
Flood insurance is a separate policy. FEMA states that most homeowners insurance does not cover flood damage, that flood insurance is a separate National Flood Insurance Program policy, and that homes in high-risk flood areas with mortgages from government-backed lenders must carry it. Before an offer, ask for the flood zone, the elevation certificate and the claims history, and check whether the lot drains to a detention pond or ditch. The Fort Bend Subsidence District regulates groundwater withdrawals in two regulatory areas, Area A and Area B, which is relevant to how new developments plan their water supply.
Healthcare access in Missouri City
Missouri City's documented emergency option is a stand-alone emergency room, and no inpatient hospital is documented inside the city. Memorial Hermann operates a 24-hour emergency room inside its Convenient Care Center in Sienna at 8780 Highway 6, Suite B, serving Sienna, Lexington Colony, Lake Shore Harbour, Quail Valley, Riverstone and surrounding neighborhoods. A stand-alone emergency room is not an inpatient hospital.
Inpatient care means a hospital in a neighboring city. Houston Methodist Sugar Land Hospital, at 16655 Southwest Frwy. in Sugar Land, describes itself as a full-service acute care hospital serving Fort Bend County and surrounding communities, and Memorial Hermann Sugar Land Hospital lists more than 87 medical specialties. Neither page gives a distance or drive time from Missouri City, so test the route from a specific address at the hours you would travel, and confirm that the hospitals and physicians you want accept your Medicare or other plan.
Climate in Missouri City
Missouri City has a humid subtropical climate with hot, humid summers. No official weather station is inside the city; the National Weather Service's Houston Hobby page (1981-2010 normals, no longer updated) lists normal average highs of 92.1 degrees Fahrenheit in July and 92.6 in August, a normal January average low of 45.1 and 54.65 inches of rain a year, with a record high of 108 degrees. Hobby is not in Missouri City, so use it as a regional guide.

Lifestyle and recreation in Missouri City
Sienna's site lists a broad amenity set for residents: the Sawmill Lake Club, golf, tennis and pickleball courts, miles of trails, parks, lakes, pools, splash pads and waterparks. Fort Bend ISD operates schools in and around Sienna, which matters for resale value even for buyers without children. Toll Brothers describes Sienna as offering convenient access to the Fort Bend Parkway Toll Road, State Highway 6, FM 521 and U.S. 90 Alternate, with routes to downtown Houston, the Texas Medical Center and Sugar Land, though no drive times are given.
Houston Airports reports that William P. Hobby Airport is 7 miles south of downtown Houston with nonstop service to 81 destinations on 7 passenger airlines, and that George Bush Intercontinental Airport is 23 miles north of downtown with service to over 189 destinations. Neither airport publishes a drive time from Missouri City.
Housing in Missouri City
The Census Bureau estimates 27,906 housing units, with 81.4 percent of occupied units owner-occupied. Much of the newer stock is in master-planned communities with homeowners associations. Sienna's page lists 2026 association dues of $1,580 per year for its non-gated neighborhoods and says dues for townhomes and duplexes vary and should be checked with the builder.
Regency at Sienna, which Toll Brothers sells as a 55+ community of single-family homes in three collections, is the age-targeted option inside the city.
