Median gross rent is estimated at $1,889 per month, and median selected monthly owner costs are estimated at $3,418 with a mortgage and $1,501 without one. About 91.1 percent of occupied housing units are owner-occupied, out of an estimated 8,191 housing units. These are five-year survey estimates with margins of error, and they trail a market where new homes continue to be built and sold.
The numbers describe an owner-oriented, high-income suburb. Texas Comptroller guidance states that Tax Code Section 11.13(b) requires school districts to provide a $140,000 exemption on a residence homestead and that Section 11.13(c) requires an additional $60,000 exemption for persons age 65 or older or disabled, while any taxing unit may adopt local option exemptions. Taylor Morrison's Bonterra materials describe Fulshear Town Square as a mix of small-town flavors and shopping about 2 miles from the community entrance, Katy Mills Mall less than 8 miles away, shopping and dining at LaCenterra at Cinco Ranch, the Fulshear Farmers Market, Blessington Farms, and Houston's Galleria about 30 minutes away. Those are the builder's descriptions, not independent measurements. The Cross Creek Ranch master plan also includes the Weston Lakes Country Club and Golf Course, according to the builder.
Houston Airports reports that George Bush Intercontinental Airport is 23 miles north of downtown Houston with nonstop service to over 189 destinations, and William P. Hobby Airport is 7 miles south of downtown with nonstop flights to 81 destinations. Taylor Morrison states that Bonterra is 50 miles from Bush Intercontinental via I-10 and the Sam Houston Tollway and 32 miles from downtown Houston, so plan for long drives to flights.

A buyer who wants new construction with a builder's incentives will look at Del Webb Fulshear; a buyer who prefers the Bonterra layout must work with resale listings, where prices are set by the market, not by the builder.
